Position Summary: Under the direction of the Community Manager, the Porter/Maintenance is responsible for the overall cleanliness and curb appeal of the property, including the grounds, amenities, building exterior, leasing office, parking facilities and other common areas of the property, as well as assisting in apartment turns and regular property maintenance. Essential Job Functions include but are not limited to the following: Must have the knowledge, experience and ability to perform: • Maintains the cleanliness and appearance of the property in line with established standards, including the grounds, building exteriors, hallways, stairwells, leasing office, pool and spa areas, amenities and other common areas. • Cleans and sanitizes all public restrooms. • Sweeps, mops, scrubs, dusts, and vacuums hallways, stairs, office space and other public areas. • Operates equipment necessary to strip and wax floors, shampoo carpets, and pressure wash. • Maintains exterior public and common areas, such as parking facilities, walkways, mail rooms, laundry rooms, pool and spa areas, etc., by removing debris, sweeping, and washing down • Assist with work orders and unit turnovers • Minor Plumbing repairs • Minor Electrical repairs • Minor Appliance repairs • Drywall repairs/painting • The Porter/Maintenance is responsible for complying with the company’s and community’s operating and safety policies and procedures and for adhering to federal, state and/or local laws pertaining to the operation of the property. • The Porter/Maintenance is also responsible for complying with all federal, state and/or local laws relating to Fair Housing. • Other duties may be assigned. Minimum Requirements and Qualifications: • Prior work experience in similar environment. • Must have excellent customer service skills and maintain a friendly and respectful approach with residents and staff. • Must know how to use appropriate equipment and cleaning supplies; must have the ability to safely operate equipment where necessary. • Must be able to handle daily responsibilities and projects with minimal direction. • Must be reliable in attendance, quality and quantity of work. • Must be able to read, write and speak English to successfully interact with residents and staff. • Must be able to solve practical problems and make decisions where standardization generally exists; Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form. • Must be willing to deliver exceptional customer service as an important member of the property management team, providing a high quality living environment.
