Description

Maintenance Specialist Job Description: Coordinates the cleaning, installation, maintenance, upkeep and repair work in the Eastside Marketplace building and exterior grounds. Manages a team of workers, regularly inspects the premises, executes work and repairs as necessary. Maintains equipment and assigns workers to various projects. Ensures that facilities are in a good and safe condition at all times. Preferred Qualifications: • 4+ years of maintenance experience • Experience and knowledge of basic administrative tasks • An eye for detail • Willingness to: perform duties associated with commercial cleaning, repairs and maintenance as listed in “duties” below. • Strong technical skills and knowledge of all building systems (landscaping, electrical, heating, carpentry, plumbing, mechanical etc.) • Demonstrated ability to work as part of a team and cooperate with others. • Demonstrated reliability/dependability through work history, school or references. • Knowledge of health & safety practices and regulations • Understanding of budgeting and performance management • Excellent planning and leadership abilities • Computer savvy • Excellent communication and interpersonal skills • High school diploma; Degree from a vocational school will be a plus • Professional Certifications (e.g., CMRP or HVAC certified) will be a plus Physical Qualifications: • Lift and maneuver 50+ pounds frequently • Pull weight from high/low shelves • Ability to safely ascend and descend ladders • Ability to reach, bend, grip, twist, lift, pull, stoop • Stand for at least 8 hours Requirements of Position: • Possess a valid Driver’s license • Must pass a drug test • Satisfactory Background check • Able to perform building and exterior maintenance, repairs and cleaning duties. • Basic math skills • Able to work safely with a variety of cleaning, repair and maintenance supplies. • Ability to operate custodial, repair and maintenance related equipment and use applicable chemicals, supplies, hand, and power tools. • Read, understand, follow, and enforce safety procedures. • Work various shifts, hours, and days depending on workload. • Strong, written, documentation, speaking, interpersonal and communication skills • Ability to learn new skills and assume new responsibilities • Ability to work cooperatively in a team environment • Ability to work independently and complete tasks in a timely and efficient manner. • Accept direction and carry out assignments to full completion • Must be reliable and have a great eye for detail. • Responsible for leading and training support staff and ensuring the smooth running of upkeep and repair operations. Responsibilities/Duties • Inspect facilities periodically to determine problems and necessary maintenance • Help recruit, supervise and train maintenance and custodial support staff • Gather bids on larger projects and coordinate tradesmen during installations, repairs or maintenance (electricians, plumbers etc.) • Oversee maintenance of exterior of building and grounds including lawn care, signage, roof, etc. • Inspect and maintain building systems (heating, ventilation, fire systems & extinguishers, irrigation, flush valve, emergency, etc.) • Contribute to the development of maintenance budget and ensure compliance?? • Monitor inventory of materials and equipment • Ensure adherence to quality standards and health and safety regulations • Develop positive working relationships with tenants and co-workers • 24/7 On call • Parking Lot vehicle control • Arrange/Schedule: • Housekeeping supplies • Parking lots cleaning and striping • Special Events • Fair Security • Snow Removal • Roof Maintenance • Sign Repair • Alarm & Fire Sprinkler Monitoring/Inspections • Sprinkler system maintenance & Activation/Winterizing
