ZPM Management (Cambridge and Courtyard Apartments) is searching for a reliable Maintenance Technician to join our maintenance department. In this position, your responsibility is to preserve the condition, functionality, and safety of our property. You will perform maintenance tasks of great variety such as painting, HVAC installations, landscaping etc. The ideal candidate will be a jack-of-all-trades, with in-depth knowledge of maintenance procedures and basic tools and appliances. Reports to: Maintenance Supervisor FLSA Status: Hourly (Non-exempt; eligible for over time) Maintenance Technician Responsibilities: Professional, prompt and courteous correspondence with renters when scheduling and providing maintenance services Make-ready vacant apartments prior to new occupant move-in dates Repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures Perform maintenance of electrical systems Maintain and repair locks, locking mechanisms, closers, doors, and controllers Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly Assist in the setup of ventilation, refrigeration and other systems and conduct repairs when necessary Painting, carpentry, and drywall repair when needed Repair mechanical systems to ensure they are consistent with health and safety regulations Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol Upkeep and Safety: Conduct general upkeep procedures (e.g. landscaping, refuse pickup, trash removal) as well as keeping the common areas such as lobby, hallways, and laundry rooms clean and safe Air conditioner filter changes, check electric meters, inspect irrigation systems, capital improvements, and clean roofs and gutters Inspect alarm systems such as carbon dioxide and fire protection and quickly schedule repairs when needed Undertake activities of pest control such as spraying insecticide Snow removal and salting sidewalks to prevent slipping Comply with all policies for the safe storage, usage and disposal of hazardous materials Maintenance Technician Role Requirements High school diploma or equivalent qualification Certificate in HVAC, building maintenance technology, or relevant field is preferred Capable and available to work overtime including weekends, public holidays, and evenings
