Job Title: Site Superintendent Department: Chinburg Builders, Single Family Homes Division Reports to: Project Manager/Senior Project Manager Positions Supervised: Field Personnel Status: Full Time Fair Labor Standards Act (FLSA) Classification: Non-exempt ________________________________________ Position Summary: To provide on-site coordination for all phases of single-family home construction projects, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety. Primary Essential Responsibilities: • Oversee, manage and document all day-to-day job site activities including OSHA safety compliance. • Direct field personnel according to the project plan and Chinburg supervisory principles. • Communicate issues, events, performance, and progress daily to the Project Manager. • Report any problems promptly to the Project Manager to facilitate the most cost-effective solutions. • Establish effective working relationships with clients and Chinburg team members. • Project Start-Up/Turnover Meeting • Identify pre-mobilization activities in conjunction with the Project Manager. Help allocate recourses as needed Scheduling: o Assist in formulating and implementing construction schedules in the field. Collaborate with the PM on changes that need to be made or updates that need to be done. o Establish and implement the Project Baseline Schedule based on the project contracts and subcontractor input, taking into account any elements that might impact the schedule. o Maintain the schedule and ensure that work performed is consistent with the contract and will meet or exceed client expectations. o Provide progress reporting on schedule o Supervise the CBI labor force – Coordinate with Asst. Supers Safety: o Ensure that all subcontractors have a full set of MSD sheets on the project, as well as their site-specific safety plan. o Review the project daily to ensure that all activities are being performed in accordance with all OSHA and governing requirements and the project site specific safety plan. o Review safety reports and injury data to assess safety performance on assigned projects. o Ensure project(s) are budgeted & staffed appropriately to support safety programs. o Communicate clear expectations for safety to project teams. Quality Management: o Ensure that the inspections are approved, documented and communicated to the project team o Implement the worklist process (site through finish) o Perform misc. work as needed to get the job done o Coordinate with subs / vendors on selections • Subcontractor and Site Management throughout the Project o Participate in site pre-construction including pre-construction survey, job site utilization and staging plans. o Organize documentation of the job site for easy access and review. o Manage subcontractor performance to quality and ethical standards. o Work with PM to identify and resolve personnel issues and construction process revisions. Meeting Management: o Attend project turnover, mobilization and project coordination meetings. o Attend owner/customer meetings or walk through’s as needed. o Participate in weekly PM meetings as needed Administrative Management: o Complete daily reports, Friday progress photos and Friday issues logs. o Manage the quality and condition of all material deliveries. o Maintain required safety reporting and all other required files to Chinburg standards. o Participate in invoice approvals Project Closeout: o Manage subcontractor closeout, transfer of utilities, owner training, work list and punch list. o Obtain the certificate of occupancy • Perform any other duties as assigned. Essential Knowledge, Skills and Abilities: • Minimum 3-5 years of residential construction site supervisory experience. • Excellent written and verbal communication skills. • Ability to read Plans and Specs. • Demonstrates a high sense of urgency with the completion of tasks. • Superb attention to detail completing assigned tasks within identified time frames delivering a quality, accurate work product. • Ability to work independently as well as collaboratively with team members. Highly organized, dependable and detail-oriented. • Customer Service Driven • Adept at learning new skills. • Proficient at many trades, recognizing quality installation’s • Able to trouble shoot, when an issue arises. Other Essential Requirements: • Attendance is mandatory. • Ability to show respect in the workplace, cooperation and interaction with customers, vendors, co-workers and the public. • Comply with all Personnel Policies. • Ability to review and acknowledge understanding of and compliance with Chinburg Builders, Inc. Code of Safety Practices. • Must possess a valid driver’s license, have reliable transportation and acceptable driving record. • Ability to complete trainings as required by the company.
