Looking for rehearsal studio room

Hey there, I’m a 33-year-old male guitar teacher and portrait artist and I’m currently searching for a bigger sized rehearsal room than what I have at the moment. I pay 300 a month for my current room which is about 6’ x 12’ which has worked well but at this point with the drum set and other instruments it’s starting to get a little cramped. I am on the lookout for a bigger studio room, I’m OK with paying a little bit more for a spot that I can both paint and teach guitar lessons. Wi-Fi and AC is definitely preferable but open to seeing what I can find either way.
