Kailua Kona HI condominium complex is seeking an on-site Manager, full time employee. Mature, responsible, stable individual with good interpersonal skills to manage property in accordance with directives from the Association Board of Directors and the Property Manager. Previous experience as a site supervisor/resident manager is desired. Budgeting and project management experience required. Must have strong written and verbal communication skills, computer skills a must. Job duties include: Supervision of employees, cleaning duties, maintenance and repair of minor common elements, enforcement of parking rules and other House Rules. Pool certification a plus. Hours of work are generally 8:00 AM to 4:30 PM, and the position will require after hour emergency response. The Site Manager (SM) manages all property/building maintenance operations including maintaining the buildings (Maintenance Person skills a must) and grounds with particular attention towards safety, security and asset protection. Will be accountable for managing maintenance employees, the budget, capital expenditure projects, preventative maintenance, etc. The ideal candidate is expected to create and implement a long-term maintenance program for this condo community, while complying with governing documents and Special Management Assessment areas. The candidate is responsible for supervising employees and assisting with maintaining and improving and enforcing all rules and safety requirements established by the Board of Directors, and all State and Federal Agencies. Candidate should have prior condominium site or resident manager experience, and project management. Computer skills required (Microsoft word, excel, outlook), managing expenses, ability to oversee projects and be highly organized, must have administrative skills.
