As a member of the community's maintenance team, you will be expected to maintain a well-kept property in order to ensure maximum resident satisfaction. All members of the maintenance staff will effectively and efficiently diagnose and repair all maintenance requests and answer any questions or concerns while exhibiting superior customer service skills. To be successful in this role, you should have at least 3 years of experience and a working knowledge of electrical, plumbing, and heating systems, in addition to A/C units, building codes, and Fair Housing laws. · Complete all maintenance requests issued in a timely manner · Diagnose and perform major, minor, and routine maintenance/repairs in a timely and professional manner. · Ensure vacant units are made ready for move in per company standards · Work within budget limits established · Maintain building inventory for cost effective operation · Schedule and complete preventive maintenance · Assist in monitoring all work being performed by outside contractors · Responsible for 24-Hour emergency maintenance call outs; carry mobile phone/radio as required for on-call Maintenance · Weekend schedule / coverage required on a rotating basis · Monitor and maintain all building systems · Complete grounds work, which may include picking up trash, sweeping curbs, and maintain areas around the dumpster · Ensure safety standards are used which comply with all company, local, City, State and Federal guidelines · All other duties as assigned Education and Experience: · Minimum 3 years' experience in apartment maintenance or related field · Must have experience with HVAC systems · Skilled in use of power tools. · Require possession of own personal small hand tools. · Good people skills, friendly, helpful attitude. · Frequent need to lift/carry up to 75 lbs. · Good record keeping for work orders, parts orders, inventory, and service/tenant follow-up. Other Qualifications: · Must pass a pre-employment background check and drug screening · Valid driver's license required
