As a leader of the community's maintenance team, you will be expected to maintain a well-kept property in order to ensure maximum resident satisfaction. All members of the maintenance staff will effectively and efficiently diagnose and repair all maintenance requests and answer any questions or concerns while exhibiting superior customer service skills. To be successful in this role, you should have at least 5 years of experience in apartment maintenance and have a working knowledge of electrical, plumbing, and heating systems, in addition to A/C units, building codes, and Fair Housing laws. •Required to monitor, operate, and maintain building systems equipment, records appropriate readings and information, performs preventive and general maintenance on equipment and building. •Diagnoses and performs major, minor, and routine maintenance/repairs in a timely and professional manner. •Inspects all vacant units and makes sure they are ready for move in per company standards •Work within budget limits established •Maintain building inventory for cost effective operation •Schedule and complete preventive maintenance •Assist in monitoring all work being performed by outside contractors •Obtains bids and negotiates process as necessary, with vendors and contractors •Responsible for 24-Hour emergency maintenance call outs; carry mobile phone/radio as required for on-call Maintenance •Complete grounds work, which may include picking up trash, sweeping curbs, and maintain areas around the dumpster •Ensure safety standards are used which comply with all company, local, City, State and Federal guidelines •All other duties as assigned Requirements - Education and Experience: •Minimum 5 years' experience in apartment, hotel or hospital maintenance or related field. •HVAC certification required. •Skilled in use of power tools. •Require possession of own personal small hand tools. •Good people skills, friendly, helpful attitude. •Frequent need to lift/carry up to 75 lbs. •Good recordkeeping for work orders, parts orders, inventory, and service/tenant follow-up.
