Eagleview Capital, a multifamily apartment property owner and operator, is seeking an experienced Property Maintenance Technician for its Reynolda Manor and Bethabara Gardens Apartment complexes in Winston-Salem NC. This job description is intended to provide you with a guide as to your primary responsibilities and duties as a Maintenance Technician on a day-to-day basis. Under the direction of the Property Manager and Regional Property Manager you are responsible for the physical maintenance, repair and appearance of the complex. Your normal duties and responsibilities include, but are not necessarily limited to the following: Job Responsibilities: Complete various components of unit turns, make-ready and renovations related to “down” units, including various plumbing, electrical, flooring, HVAC, appliance repair and replacement, and other responsibilities as discussed with the Site Manager. Complete Work Orders in a timely manner at the direction of the Property Manager. Keep all grounds, common areas and parking areas free and clear of trash and debris on a daily basis. Provide completed work orders to Property Manager at end of every shift. Remove ice and snow from sidewalks and parking lots during winter. Change apartment heat pump filters quarterly - and maintain filter log. Clean roofs and gutters quarterly. Service ranges and refrigerators as needed. Accompany exterminators quarterly and keep log of all apartment exterminations Inspect all buildings and apartments on a regular basis in conjunction with performing other duties, making Property Manager aware of any problems you may find. As authorized by the Property Manager and Regional Property Manager, make purchases necessary to complete maintenance and repairs specified. Maintain small inventory of replacement parts in the maintenance area. Advise Property Manager and Regional Property Manager whenever outside contractors are needed. Be prepared to handle emergency situations by having emergency information available, i.e., telephone numbers, names of contacts, location of cut-off valves for water and electrical sources, etc. (Emergency telephone to be provided to you by the property) Job Requirements Knowledge, Skills and Competencies Required Knowledgeable in all areas of property maintenance including but not limited to plumbing, electrical, mechanical, and landscape maintenance. Knowledge of HVAC systems (Preferred) Knowledge of building trades and building codes (Preferred) Ability to deal well with people Must have own tools and reliable transportation Minimum of 3 years of Maintenance Technician experience in multi-family housing with HVAC experience General Maintenance in a property management environment Education and Certifications High school diploma or GED equivalent. Vocational/Technical school. A valid driver license and any other licenses/certifications required by the state. Licensing or other Special Requirements Ability to lift up to 50 lbs. independently; and up to 100 pounds with assistance; Proof of independent health insurance is required Combination of related training and experience.
