Maintenance Technician - Residential

Property management company looking for full time maintenance technicians to join the team. This is not a temporary fill -- we need dependable, long term, handy individuals who are looking for stability and a team environment! The units we manage are primarily single family and small multi family residential units. Jobs include assisting in unit turns, troubleshooting maintenance issues, providing inspections, and utilizing our systems & processes for effective solutions. * As a maintenance tech, you should have a basic/intermediate understanding of a well rounded, broad range of maintenance items such as, but not limited to: - Painting - Laying flooring - Drywall repairs - Caulking - Replace/repair blinds, windows, screens, and doors - Replace/install/repair bi-fold doors - Light plumbing fixtures & toilet hardware - Light carpentry - HVAC experience a plus (we will pay for certification and pay extra hourly) Etc * * The Ideal candidate must also be comfortable with and perform the following: - Using a property management software on a phone/tablet/computer - Receive work orders via email - Proactive communication with tenants and Operations Manager (scheduling, updates, keeping in the loop, etc) - Showing up for jobs on time - Look at and assess a job, go to store to buy applicable materials, then return to complete job - Upload receipts and keep track of time spent at each job - Performing inspections - Using inspection templates through management software - Follow protocol - Maintaining a professional appearance * * The ideal candidate must have the following: - Smart phone/knowledge of how to use a smart phone - Reliable vehicle - 3 - 5 years experience preferred * * Additional job information: - Occasional weekend/on call work - Provide your own basic tools, we can supply anything additional. - Must drive to homes all over the greater Chattanooga area (Red Bank, downtown Chattanooga, Avondale, East Lake, North Georgia, etc) - Paid on 1099 basis for 90 day trial period. We are looking for long-term employees! - Mileage reimbursement - $18 - $25/hr depending on experience
