We are a fast-growing regional multifamily residential property management company. We are currently seeking a qualified Maintenance Supervisor. This individual is responsible for organizing, directing, and managing the overall maintenance and preservation of our communities. The Maintenance Supervisor is fully accountable for leading with a purpose to enhance the value and integrity of the properties; embracing the vision, mission, and values of the management and ownership team. This position requires a keen eye for attention to detail. This person must be able to physically inspect the property grounds, buildings and other property features in its entirety, limiting liability, with the ability to oversee any and all property maintenance related functions according to company service performance and safety standards, willing to assist with all emergency measures as required. This position includes, but is not limited to: • Directs and oversees maintenance staff and ensures all areas of the community are maintained • Monitors, supports and improves team performance by assisting with skill development • Maintains proper inventory levels and orders supplies as needed • Works hands-on to ensure market-ready, occupied and preventative maintenance is performed accurately and in a timely manner • Obtains bids and interacts with contractors and is knowledgeable of competitive pricing of supplies • Works with Property Manager in managing community budget and expenditures in all areas of maintenance • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate departments • Identifies areas for improvement and solutions to improve the property’s efficiency, profitability and productivity • Candidate must be able to drive between properties based on specific needs/projects underway and as part of a normal rotation to inspect/observe conditions and thoroughness/quality of operations. Dependable transportation a must. • Assist with due diligence on projects outside of the designated region Position Requirements: • 3+ years of experience within the maintenance industry, preferably in mobile home property maintenance • 2+ years of supervisory experience. • Ability to be very active - walking, bending, standing and lifting up to 100 pounds. • Specific knowledge/abilities: ◦ Basic plumbing and electrical ◦ Painting (interior and exterior) ◦ Drywall and mudding ◦ Floor installation, replacement and repair ◦ Window/doors installation and repair ◦ Ground maintenance (lawn mowing etc.) ◦ Additional general maintenance as needed • A valid driver’s license and dependable transportation required • Strong organizational and planning abilities • Strong verbal communication skills • Background and drug screening are a requirement We are an Equal Opportunity Employer.
