Coming from out of state, questions on rentals

Hello. I'm currently in Washington state. I'm looking to move shortly, with Tennessee being on the list. But I have questions to anybody there willing to answer. Many of the houses for rent show no appliances or mention that they have a fridge that was special. So... Is it normal in TN for kitchen appliances to NOT be included? I've lived in 4 states; fridges and ovens were always included. If that's not the norm, I need to add that to my cost analysis. Many rental listings are mentioning something called a rental ledger. What's this? (again, a term never used in WA, CA, nor in CO or GA, though those last two have been a while). Thanks for your help. Tiffany
