Inspect the property to insure that all is in order and Service Manager is aware of any maintenance or safety issues.
Timely completion of basic work order requests and in accordance with company policies and procedures.
Provide rudimentary preventative maintenance for all buildings’ systems, equipment, and components.
Participate in the preparation of vacant units to be ready within company guidelines
Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
Report to immediate supervisor any problems and/or issues relating to safety or management of the property.
Alerts Property Manager of any potential liabilities or repairs.
Performs cleaning, disinfecting, and maintenance of common hallways & stairwells, common amenities and areas, offices, and grounds.
Technicians will be responsible for the following on a regular basis:
Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors and closets, cabinets, and countertops.
General plumbing repairs and replacement of fixtures, faucets, valves, garbage disposal and toilets.
o Painting, repair or replace mini-blinds, shades, wall outlets, caulking, grout, etc.
Basic HVAC repair and replacement including filters, thermostats.
Basic electrical and appliance repairs. o
Change locks and make keys.
o Upkeep of grounds of community, including snow removal.
Available for weekend work, on-call rotation, and emergency service call duties.
