Job Location : 2510 Wetherill St Chester, PA 19013, Siding: Install new vinyl siding on the second floor of the property. Stagger the siding end laps so that no two courses (rows of panels) are aligned vertically. Cap the outside of 22 windows with aluminum capping and caulk Capping to have Drip edge where needed. Cap 4 exterior doors, and repair 2 exterior door. Gutters &Downspouts: Replace damaged gutter on the shed Plaster/Drywall: Replace water damaged sheetrock walls and ceiling in the living room and 2nd floor bedroom. Repair damaged drywall beside the stairway. Tape and Spackle, Install 1/2" sheetrock over mentioned walls where damage is beyond repair. Use a minimum of 3 coats of spackle after taping on all new drywall. Decorating: Paint installed drywalls. Paint kitchen ceiling. Paint Ceiling white with premium Glidden latex Flat paint 2 coats throughout kitchen ceiling. Finished Floors: 1700 sf of luxury vinyl tile on first and second floor. Ceramic Tile: replace the Kit backsplash in both kitchens. Remove and reinstall the toilet and vanity. Replace one bathroom floor and one kit floor Install new durock brand next gen 5 ft. x 3 ft. water-durable, mold-resistant panel cement board or equivalent and new ceramic tile using TEC Tile adhesive which Meets ANSI A136.1 Type l & ll and is Mold- and mildew-resistant, grout with Polyblend sanded or non-sanded grout with polymer-modified to produce hard, dense joints that are resistant to shrinking. Plumbing: Replace damaged soil line in crawl space as needed. Seal roofing as per manufacture requirements. Contractor to provide homeowner all manufacturer and labor warranties. Contractor to secure permits, inspections and sign offs as required. Contractor to ensure that house is protected from elements at all times, as required. Walks : Remove and Replace 40 SQFT concrete walkway. fill cracks in concrete walkways Exterior Paint : Repair and paint all exterior wood trim where paint is chipping, peeling and or failing as needed. Window : Repair existing windows as required. Assure all window installations comply with local codes. Insulate and seal per manufacturers requirements. Contractor to secure permits, inspections and sign offs as required. Exterior Doors : Provide and install 2 new exterior entry doors for the front and the basement. Interiors Doors Provide repairs to existing entry and closet doors as required (12doors). Includes framing, hardware, trim and lock sets as needed. Partition Wall : Repair framing as required due to water damage from leaking pipes. Drywall/Prep : Repair wallboard/plaster throughout as required. Plaster : Tape, spackle and sand all joints and fasteners to prepare for painting. Decorating Paint new sheetrock (in the first floor living room around the bay window) with one coat of primer and 2 coats of flat finish paint. Stairs : Install wall handrail from first to second floor and basement Finished Floor Provide and install new finish flooring as follows: 1st floor living areas - carpet 1st floor kitchen - linoleum 2nd floor bathroom - vinyl tile 2nd floor kitchen - linoleum Bathroom Remove the toilet and vanity in both bathrooms. Install 2 new toilets. Install 2 new vanities. Install new faucets and connect new fixtures to existing plumbing. Cabinetry : Repair existing kitchen cabinets as required. Check code compliance for all general building, plumbing and electrical installation. Clean-Up : Remove all trash from the property. Demolish and remove all finishes and stored items required to accommodate construction. Complete demo of basement level unit to the studs and return to basement storage only.
