Job Title: Maintenance Repair Tech Position: Full-time, salaried Compensation: Based on experience Schedule: Normal working hours are Monday-Friday, but this position is responsible for the facility seven days a week. Must be available to respond to emergencies after hours and on weekends and may need to work some weekends to cover for employees who call out. This Position Supervises: Provides supervision in the absence of the Facilities Manager. Job purpose: The Assistant Facilities Manager / Repair Technician is responsible for maintaining all buildings and grounds under the direction of the Facilities Manager. This position is hands-on performing tasks related to HVAC, electrical, plumbing, security, environmental, safety, custodial and event coordination. This position requires a team player attitude and attention to details and high-quality standards for facility maintenance. Roles and Responsibilities: - Performs work related to the maintenance of the buildings including but not limited to HVAC, plumbing, electrical, carpentry, painting, custodial, landscaping, and security. - Performs light custodial tasks during the day such as cleaning handprints off glass doors, removing cobwebs around buildings, and keeping dumpster area cleaned (full cleaning inside the buildings is completed at night by a separate crew. - Performs maintenance tasks to keep buildings and grounds operating in good condition. - Performs security / gate house duties in the absence of the security guard. - Ensures trash is picked up daily from each tenant premise and that the dumpsters are emptied daily. - Ensures landscaping is maintained and curb appeal is kept up. - Performs maintenance repairs. - Coordinates with facility subcontractors and vendors and supervises their work when they are on site under the direction of the Facilities Manager. - Maintains accurate records of all maintenance repairs using computerized work order system. - Regularly inspects property to check quality of cleaning and landscaping, identify maintenance issues, and address all items of concern, immediately reports all concerns to the Facilities Manager. - Oversee key distribution and staff parking passes as directed by the Facilities Manager. - Assists with end tear down and works during big special events to be on call for any issues that arise. Minimum Qualifications: - Ability to communicate effectively, both orally and in writing in English. Preference will be given to qualified candidates who are bilingual. - Ability to complete routine paperwork. - Must hold valid driver’s license and able to be insured by the company’s insurance carrier. - Ability to understand and follow specific instructions and procedures. - Strong interpersonal skills, flexibility, and customer service orientation. - Ability to react calmly and effectively in emergency situations. - Demonstrates excellent time-management skills. - Demonstrates excellent rapport with visitors, staff, and employees. - Is self-motivated and takes initiative. - Ability to execute projects systematically. - Good craftsmanship. - Must be able to operate a computer and smart phone, primarily using email and building management systems. - Good organizational and communication skills. - Minimum of 3 years’ experience in performing general maintenance in commercial buildings. - Must be able to stand, walk, bend, crouch, climb, and assist in safely lifting 50 pounds. Must be able to work outdoors in all types of weather common in South Florida including extreme heat and humidity. - Must pass criminal background check as well as any additional background checks required for a specific client site.
