Description

We are seeking a Maintenance Technician with plumbing, electrical, painting and overall carpentry skills. Maintenance experience required, reliable transportation (van or truck preferred). Job Description • Participate in all maintenance projects concerning Property; • Perform light electrical repairs on items such as appliances, fixtures, outlets, switches, circuits, and other associated work; (any certifications a plus). • Perform light plumbing duties such as cleaning stoppages, replace fittings, change water heater elements, change water heater, faucet replacement, clear sewer lines, and other associated work; • Interior and exterior painting; • Perform light carpentry and drywall repair and replacement (tape, floating, and acoustic replacement); • Assist with custodial work in common areas, including picking up trash, sweeping, mopping, vacuuming, emptying trash, cleaning windows, and other associated work; • Participate in emergency schedule for evening, weekend and Holiday coverage, including daily schedule of lock-up of property, resident lock-outs. • Be responsible for inventory control and proper utilization of maintenance supplies and equipment; • Have knowledge regarding water meter shut- offs, and sewer clean- outs. • Keep routine surveillance schedule of outdoor lighting to ensure lights are operational. Replace bulbs when burned out in the common area lighting; • Maintenance Personnel will consult with the Supervisor before contacting sub- contractors or outside servicemen; • Assist manager in weekly property inspections of buildings, grounds. Perform repairs and janitorial maintenance as needed; • Maintenance personnel will always appear presentable. • Maintenance personnel will be required to remove piercings prior to work in order to avoid personal injury; • Must wear proper work-boots at all times to prevent toe and ankle injuries. Boots are maintained as an employee expense; • Must wear safety goggles and work gloves when the work being performed poses a safety threat to eyes and/or hands; • Perform other duties as may be required. • Ability to interact effectively with residents, peers, and management; • Ability to read and interpret written instructions; • Basic Mathematical Skill Required; • Be knowledgeable and skilled in the safe use of hand tools and small power tools; • Ability to use power tools, including without limitation, saws, drills, and related tools; • Ability to move up to one hundred fifty (150) pounds with mechanical assistance; safely lift and carry up to fifty (50) pounds up and down stairs; climb up and down ladders; • Ability to work evenings, weekends or holidays when necessary.
