This job exists to: Provide exclusive routine facility services and administration of all specialty vendors performing work for five separate building locations. Assuring all properties are functioning properly and efficiently; including safety, cleanliness and patient care needs. ESSENTIAL DUTIES AND RESPONSIBILITIES • Perform and prioritize work orders for each building. • Ensure work orders are completed in a timely manner and communicated to building manager(s) and direct supervisor. • Update service tickets daily and perform daily reports using a computer. • Maintain positive working relationships with tenants, responding to requests and issues in a timely, professional, and courteous manner. • Respond to various alarms and codes in accordance with organization protocols. Serve as a resource and subject authority to all staff regarding various response protocols. • Perform overtime hours as needed. • Work closely with supervisor to develop and maintain daily schedules, and be on call, when scheduled, in case of a facility emergencies. • Remain familiar with alarm, security and emergency evacuation procedures. • Perform snow removal and landscaping duties year round. • Perform misc. repairs to doors, hardware, ceiling, flooring, base, hand railing, etc. • Perform wall construction, sheetrock patching repair, and painting. • Perform light electrical repairs, to include changing ballasts, outlets, light bulbs, etc. • Perform light plumbing repairs, including, but not limited to clearing drains and repairing damaged piping. • Perform scheduled preventative maintenance routines and act as the first responder to various mechanical equipment to include RTU's, boilers, chillers, pumps, exhaust fans, cooling towers, air compressors, and water fountains. • Perform office cubicle relocates and rebuilds/assemblies, and equipment installations. • Perform daily building inspections/reports, and perform general housekeeping to assist each facility with maintaining cleanliness. • Understand and follow security policies and expectations, maintain functionality of facility badge systems. • Perform duties located at roof areas, basements, equipment rooms, tunnels, crawl spaces and other minimally accessible areas, on a regular basis. • Obtain and deliver supplies and materials. • Perform custodial services, as necessary, in facilities areas. OTHER DUTIES AND RESPONSIBILITIES: • Maintain company safety policies and procedures. • Compliance: o Knowledgeable of and compliant with all laws and regulations governing area of responsibility. o Responsible for reporting any potentially non-compliant conduct. o Cooperate fully with our Compliance Officer in upholding our Compliance Plan • Perform other duties and responsibilities assigned by supervisor. SCOPE OF AUTHORITY: 1. Plays a vital role in assisting the facilities manager in the maintenance of facilities, and supporting the environment of care quality and standards. POSITION QUALIFICATIONS: A. Education / Experience 1. Experience with healthcare related facility maintenance desired. 2. Minimum of 1 year commercial building experience. 3. HVAC experience preferred. B. Knowledge, skills and abilities: 1. Basic computer skills for managing ticketing software. 2. Ability to exercise sound judgment and make decisions quickly. 3. Ability to work flexible hours, including evenings, OT and Saturdays as needed. 4. Ability to follow instructions on safe use of all hazardous equipment and chemicals. 5. Ability to perform tasks with the necessary equipment and appropriate tools in a safe and effective manner. 6. Ability to effectively pull trailer hitched equipment and flatbed trailers, and operate machinery and tools. 7. Ability to follow all traffic laws, maintenance of a valid driver’s license and auto insurance as required. Must have dependable personal vehicle required for transportation between site locations, unless a vehicle is provided. 8. Ability to apply defense tactics, non-verbal communication skills and crisis intervention skills to mitigate, diffuse and/or control instances of escalated anxiety and unrest. (Training to be provided) 9. Ability to communicate clearly at all organizational levels. 10. Ability to plan, prioritize and organize work for maximum efficiency and effectiveness. PRINCIPAL WORKING RELATIONSHIPS: • All employees and managers and leadership. • Interaction with suppliers will occasionally be required. MATERIALS AND EQUIPMENT DIRECTLY USED: • Computer/Cell phone • Multiple manual and electric construction tools • Vehicle transportation WORKING ENVIRONMENT / PHYSICAL ACTIVITIES: • Overtime/On call. • Lift/Carry 75 pounds frequently; 100lbs occasionally. • Work outdoors for numerous hours, if necessary • Must be able to climb ladders and work at elevated heights and on roof tops. • Work in medical facility atmosphere. • Must be able to drive to different sites in personal vehicle.
