Maint. Tech/Porter/Groundskeeper Job Summary: Responsible for the upkeep of grounds, amenities, building exteriors and office, parking lots and other community buildings of multi-family residential condominium units. Reports to: Property Management- Board of Directors Supervises: None Wage Status: Hourly (Non-exempt; eligible for over time) Job Responsibilities: Maintenance ~Responsible for meticulous upkeep of grounds, amenities, building exteriors and office, parking lots and other community buildings(pool pump room, electrical room, Laundry Facility. ~Remove trash from office areas and apartment community perimeter on a daily basis. ~Meet with contractors and vendors from time to time. ~Assist Property Manager and/or perform assigned maintenance tasks in a timely manner. ~Pressure wash, paint, touch up buildings as required ~Assist maintenance team with work orders ~Assist in the troubleshoot/repair of plumbing, mechanical, carpentry and electrical problems. ~Report any maintenance concerns for repairs to the Property Manager. ~Meticulously maintains curb appeal. ~Maintain Golf Cart ~Assist management team with other various tasks required. ~Administrative -report hours and work completed Uphold all company policies, goals and values. Resident Relations Represent the community in a professional manner at all times-on/off property. Deliver communication documentation to residents. Safety Immediately report all unsafe conditions. Ensures that unsafe conditions are corrected in a timely manner. Learns and ensures compliance with all company, local, state and federal safety rules. Essential Job Functions Neat, clean and professional at all times throughout the workday and/or whenever present at the community. Operate vehicle and drivers license required according to community needs. Successfully pass a drug test. Demonstrate ability to perform tasks described above without seeking outside contractor assistance. Demonstrate strong communication skills for communicating with residents, co-workers, and senior management.
