FACILITY MAINTENANCE SUPERVISOR – 3 Properties, Cambridge MD ** SIGN-ON BONUS $1,000 ** Immediate Full-Time Position with Excellent Benefits ** Qualify for Three Weeks of Personal Time Off in the First Year of Employment, 12 Paid Holidays! ** Ongoing training and development for personal growth to be eligible for promotion from within. SUCCESSFUL CANDIDATES WILL BRING: • Min. 4-5+ years hands-on maintenance and managing teams at apartment/townhouse communities 150-200 units, preferably in affordable housing. • Strong maintenance skills; HVAC certified a plus or willing to obtain • Outstanding customer service skills to interact with residents, seniors, vendors, contractors. • Strong operations/financial management experience – contracts, AP, CapEx projects, budgeting. • Prior team supervision/management with ability to schedule work orders to meet deadlines. • Must be very organized and flexible to adapt to changing projects when needed. • Flexible to cover on-call emergencies as needed/scheduled. • Reliable transportation, valid driver’s license and valid auto insurance policy required. As a Maintenance Supervisor at Conifer Realty you will be responsible for the neat presentation, cleanliness and overall maintenance of our buildings, grounds and fixtures at Conifer Village Cambridge Senior Apartments I & II (146 units total) and Foxtail Crossing Townhouses (46 units) in Cambridge, MD. You will ensure maintenance work orders are completed on time, apartment turnover is effectively and efficiently handled for new residents, and all aspects of the properties are always safe and secure for employees, residents, contractors and visitors. You will provide training, mentoring, performance management, and hands-on maintenance assistance with your team. You will report directly to the Community Manager for our property and work collaboratively with the community team as well as key partners including Maintenance Mentors, outside contractors, residents, Property Management, and Human Resources to ensure all required aspects of maintaining a stable, fiscal operation are covered and meeting all building, fire, and safety requirements. Must be available for emergency on-call hours when scheduled with team support and snow removal when needed. Requirements EDUCATION/CERTIFICATIONS: • Minimum High School degree or GED equivalent required. • Vocational training in building, construction, maintenance a plus. • Certifications in environmental hazards, maintenance, building, construction desired or willing to obtain. • OSHA training preferred. • HVAC certified a plus. CANDIDATES EXPERIENCE WILL INCLUDE (required experience, skills): • Min. 4-5+ years hands-on maintenance and managing teams at apartment/townhouse communities 150-200 units, preferably in affordable housing. • Routine painting, plumbing, electrical wiring, HVAC, dry wall, boiler repair, and other related general repair and maintenance skills required using both hand and power tools. Ordering, inventory, hazard material knowledge important. • Prior 1+ years team supervision experience including training and performance management skills. • Knowledge of accounting/business with understanding of payables, receivables; CapEx; prior budgeting experience preferred. • Contractor, vendor bid negotiating skills. • Computer skills (MS Word, Excel) for effective written communications. • Yardi Voyager desired or other housing software programs with work order processing helpful. • Some overtime may be needed as assigned. • Reliable transportation and valid drivers' license and auto insurance policy needed for maintenance supply purchases, site visits. • Ability to lift to a maximum 100 lbs. on occasion with frequent lifting and carrying up to 50 lbs. • Demonstrated excellent customer service skills and problem-solving skills required for interaction with residents, visitors, housing authority representatives, team members and fellow employees throughout Conifer. • Required to assist with on-call emergencies with team members when assigned and must be able to respond to calls within 30 minutes when on-call.
