Mennonite Village is a well-respected not-for-profit Continuing Care Retirement Community (CCRC) with a 70+ year history. We are currently seeking a Building Maintenance Technician to be responsible for all Mennonite Village appliances and HVAC equipment maintenance and repair. ESSENTIAL FUNCTIONS: • Analyzes and accurately diagnosis HVAC equipment failure. • Research and order parts needed to repair HVAC equipment. • Makes recommendations to supervisor on repair or replacement of appliances and HVAC equipment. • Checks for work orders related to her/his assigned area. Assures completion of work order in timely manner and returns order for documentation. • Establish supply inventory parts and maintain them. • Maintains tools and equipment used during repair work. • Research vendors for special order equipment. Provide information to supervisor and make recommendation. • Assists supervisor in preparing preventative maintenance schedules for new equipment and equipment that does not have such. • Performs preventative maintenance tasks and maintains appliances and HVAC equipment. • Engage in regular inspection of work to monitor both quality and progress. • Operate vehicles in accordance with Federal, State, and local regulations. • Participate in on-call maintenance pager duty on rotational basis. • Performs duties of Building Maintenance I & II as needed. • Attend in-service educational programs as requested. • Request information and/or assistance when needed. • Regular attendance and punctuality is an essential function of the job. • Abides by the HIPAA policies and reports to a supervisor, breaches (or violations) of our HIPAA policies. • Immediately reports identified hazards or hazardous conditions to a supervisor. • Immediately reports adverse events and near misses to a supervisor. • Attends mandatory training on HIPPA and compliance annually. • Nothing in this job description restricts management’s right to assign or reassign duties and responsibilities to this job at any time. QUALIFICATIONS: • Supportive of the Mennonite Village philosophy. • Possession of High School diploma or equivalent. • Three years of experience in appliance and HVAC equipment repairs preferred. • Demonstrated knowledge of operation of diagnostic equipment. • Ability to prioritize own workload and remain on task. • Ability to hear, see, feel, and smell within normal limits. • Ability to communicate effectively verbally and in writing and reading in English. • Ability to perform heavy lifting (100 lbs), prolonged standing, walking, working from ladders, bending, stooping, reaching, crawling, and twisting. • Ability to make decisions and respond appropriately to change. • Able to follow and understand operation manuals and schematics.
