Looking for a DJ practice space on W Side of Santa Cruz

Hello, I am the owner of IconDJ.com and myself and a group of 3 DJ friends are looking share space with an existing business in a commercial space on the west side of Santa Cruz that we could use between the hours of 5pm-5am 7 nights per week to practice DJing and teach DJ lessons. We would not be playing music excessively loud, just need a place where immediate neighbors aren't going to complain about music played at a reasonable volume at night. I also want to be able to list the space as my mailing address for business purposes. Our collective budget is between $500-$1,000/month depending on the size of the space. We are all mature responsible professionals. My business has a $2 million insurance policy as well as theft insurance that would cover the DJ gear. We are open to month to month or 1yr lease agreement and could provide first and last months rent either way. We would commit to being respectful tenants, keeping the space tidy and clean, only being in the space during agreed upon hours, not hosting gatherings or parties without prior approval from the master tenant, as well as no drugs or alcohol. We don't mind if a security camera is installed to monitor the space 24/7. Please let me know if you feel this could be mutually beneficial. We are ready to move forward immediately.
