We are on the hunt for a talented and reliable Maintenance Technician II to join our maintenance department. In this position, your chief responsibility is to preserve the excellent condition and functionality of our apartment communities. Your duties will include conducting quality assessments, performing repairs, maintaining inventory, and developing preventative maintenance procedures. Our ideal candidate will be a jack-of-all-trades, with a firm grasp of maintenance procedures. Under general supervision, the technician will perform a wide variety of general, skilled, and specialized duties as assigned.This will include intermediate level maintenance and repairs involving HVAC systems, household plumbing, electrical, carpentry, appliances. Proficiency is required in operating various tools and equipment.To excel in this position, you must be an outstanding problem-solver with exceptional communication and organizational skills. Maintenance Technician II responsibilities may include but are not limited to: Routinely Inspects buildings, equipment, appliances, move-ins and other systems to identify any issues Perform installations, service repairs, and preventative maintenance tasks, in homes, common areas, grounds and community Complete resident-requested repairs and services within the required time frame Complete all assigned maintenance work on vacant homes within Simplifyy standards Repair faulty equipment units and damaged structures Develop and implement preventative maintenance procedures Manage heating and plumbing systems to guarantee functionality Plan and schedule repairs Conduct periodic quality checks on equipment and systems to ensure everything is up to standard Maintain the inventory records for equipment and supplies Perform On-call service requests and emergency calls as needed Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable) Report any maintenance concerns for repairs on homes, communities and/or common areas to the supervisor Demonstrate the appropriate and safe use of standard hand and power tools, equipment and machinery Maintenance Technician II Requirements: Must possess a valid driver's license High school diploma or equivalent qualification A minimum of 5 years’ experience in the maintenance field Type II or Universal EPA certification required Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair Certificate in building maintenance technology or relevant field is highly desired Basic computer skills (able to operate mobile device, PC) Physically capable and available to work overtime including weekends, public holidays, and evenings Effective problem-solving abilities Must be well- organized and have the ability to prioritize tasks Pay & Benefits: Competitive pay rate based on experience Overtime and mileage reimbursement Health Insurance Vision Dental Employer paid life & ADD insurance 401(k) contribution match Paid time off This employer participates in E-Verify Simplifyy is an equal opportunity employer
