If you would like to join our team and for immediate consideration, please visit our CAREER CENTER via the below link for all open opportunities: Our Groundskeeper will maintain our apartment communities in a clean, attractive and orderly manner. The Groundskeeper will perform general grounds work including: keeping the community clear of all trash and debris at all times, mowing, trimming, fertilizing, pruning, weeding, raking, seeding, planting flowers and maintaining flowerbeds, trimming trees and shrubs, keeping storm sewers clean as well as operating various pieces of equipment. Responsibilities: Completes assigned minor/routine service requests as requested by Property Managers or Maintenance Supervisor Provide professional and courteous customer service at all times Inspect the community throughout the day to remove litter, debris, and pet droppings Ensure all common areas and amenities are neat and free of litter at all times Remove trash and remaining items from vacant apartments prior to start of make-ready process Maintain grounds equipment in safe operating condition May operate hedger, trimmer, clipper, hand and power spray equipment and blower, sod cutter May operate various small hand and power tools and other grounds maintenance equipment Clean and pressure wash all areas of the property Ensure tidiness in all supply and workspaces Other duties as assigned Qualifications: High school diploma or equivalent Previous Grounds experience Ability to communicate effectively with Office and Maintenance staff Must be able to meet the physical requirements of the job Available for emergency call duties and weekend work Basic computer skills and good written/oral communication skills Physical Demands: Must possess strength, stamina, and mobility to perform medium to heavy physical work, to work around machines, to climb and descend ladders, to operate a variety of tools and equipment, and to operate a motor vehicle; vision to read printed materials and a computer screen and to distinguish colors in wiring; hearing and speech to communicate in person and over the telephone or radio. Frequent walking in operational areas to identify problems or hazards. Finger dexterity needed to access, enter, and retrieve data using a computer keyboard, calculator and/or to operate tools and equipment. Incumbents in this classification bend, stoop, kneel, reach, and inspect work sites. Incumbents must possess the ability to lift, carry, push, and pull materials and objects weighing up to 50 pounds or heavier weights with/without assistance and/or the use of proper equipment. Working Environment: Incumbents work in both indoor and outdoor environments with moderate to loud noise levels. May work in controlled temperature conditions, cold and hot temperatures, or inclement weather conditions including snow, rain, wind. Exposure to chemicals, mechanical and electrical hazards, and hazardous physical substances and fumes. Incumbents will interact courteously with residents, guests and staff and must follow all applicable policies, and procedures.
