Encore Construction and Management Inc. is looking for a facilities technician to join our commercial facility team. This is a full-time position with a Monday through Friday schedule, although some infrequent night and weekend work will be required. This position will perform a variety of basic maintenance, repairs and inspection duties related to some or all of the following building trades: Carpentry, mechanical/HVAC, electrical, plumbing, Fire suppression systems, roofing, electrical, drywall, painting, door repairs, landscaping voice and data work, alarm systems, to maintain proper building operations at buildings and sites under our management. This position reports directly to our facility managers and coordinates with them each day. This position also supports other Encore Facilities technicians and a diverse team of specialty service partners and subcontractors in the day to day fulfillment of our integrated Facility Management operations. After completion of all onboard training, shadowing with other techs/management this position will typically work independently with little or no direct supervision unless assistance or additional support is required for a task or projects. Successful candidates should be self-starters, resourceful and work well both alone and in small teams. All Encore facilities team members routinely interact with our clients and must carry themselves professionally and possess excellent customer service skills. DUTIES AND RESPONSIBILITIES • Perform a variety of routine maintenance at commercial office, industrial and warehouse buildings. Maintains and provides basic repairs on or for a variety of equipment or systems including basic carpentry, mechanical/HVAC, plumbing, roofing, electrical/lighting, regulatory inspections (extinguishers/EM lights/Fire sprinkler systems), drywall patching/repair, M.A.C. painting, sidewalk and foundation concrete or ardex repairs, door repairs, picture/whiteboard hanging, landscaping and many other building systems or functions needed to support, maintain, repair and fulfill our service contracts at various commercial buildings and multibuilding sites under management. • At the direction of our facility manager, this role may assist with duties/functions, supervision, escorting, coordination, etc. as needed to support our specialty service partners in the performance of specialized maintenance, repair, or certification of building/site equipment and systems. This role will work close with the FM and regularly inspect service partner work completed to ensure work meets or exceeds both our clients’ standards and our contract requirements and safety codes. • Participates in safety and technical training meetings and always use safe working practices. Encore also provides a variety of training and certifications required for this position including OSHA 30 certification, CPR, Forklift/manlift training. • Interacts courteously and professionally with the customers, public, vendors, and client staff. Maintains effective working relationships with all other staff and cooperates with and follows directions of managers to effectively meet departmental and client objectives. • Responds to client questions on contracted maintenance activities and decisions in resolving problems in a professional and timely manner. Refers questions and comments to manager as required. • Requisition of materials and supplies using established guidelines and procedures. • Responds to emergencies as requested and coordinates all after-hours work activities and repairs; informs manager(s) of all after-hours work conditions and requirements. • Documents and records all work performed and materials used into a computerized maintenance management system and or written work orders. • Assembles documentation for compliance with federal, state, local and company compliance and auditing requirements, and participates in audits as required. • Executes additional duties, projects and responsibilities as assigned. • Supports additional construction duties, escorting subcontractors/partner companies, general staff supervision and small project oversight. EDUCATION AND EXPERIENCE • High school diploma or general education degree • Background in commercial building maintenance or very related experience required. • Valid Driver’s License and proof of current automobile insurance. • US Citizenship required KNOWLEDGE AND SKILLS • Knowledge of the proper use of commercial and industrial building equipment, systems and tools and repair or inspection procedures. Knowledge of or ability to quickly learn: General carpentry, mechanical, HVAC, plumbing, electrical, door repair, roofing repair and willingness to learn other trades and advance skill set through training with coworkers and management and or through training programs. • Be able to work both independently and with other maintenance and supervisor team members. The ability or potential to lead a small team with strong communication skills as well as ability to build effective working relationships with maintenance team members, management, customers and others. • Minor to moderate computer/mobile literacy for completing or entering information, closing out work orders and looking up information using standard business software. Prior experience with Computerized Maintenance Management Systems (CMMS) is a plus but not required. • Knowledge of the facility maintenance, management, architecture, engineering and construction industries. • Ability to read and understand construction, electrical, water infrastructure and equipment blueprints and schematics is a plus. • Demonstrated organizational, problem solving and common-sense skills. • Must be able to pass comprehensive pre-employment background investigations and drug screen. • Ability to travel to local facilities. • OSHA 30, forklift, man lift, CPR and other safety courses and certifications will be provided through Encore Training programs. WORK ENVIRONMENT/EQUIPMENT • While performing the duties of this job, the employee regularly works in, on and around a variety of buildings including office, warehouse an industrial building and sites that support them. • Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions and cramped quarters. • The noise level in some work environments can occasionally loud. • Duties include a variety lighting maintenance, inspections and re-lamping, Fire extinguisher inspections, general building inspections, door and closer repairs and adjustments, light plumbing, fixture repair/rebuild/sewer or drain clearing, compressor and pump inspections and maintenance, roof patching/drain clearing, (infrequent) heavy lifting, fork light and warehouse duties, light/infrequent landscape duties or repair and misc. clean up and support functions and a variety of misc. small repairs and inspections.. PHYSICAL REQUIREMENTS • Must be able to lift over 50 pounds. • Regularly pushing, pulling equipment, carts, and loading misc. items and equipment. Forklifts provided and to be used where appropriate. • Lifting and pushing equipment, shovels, brooms, floor scrapers, and various tools. • Reaching above and at shoulder height with the weight of several objects and tools into trucks or carts. • Sitting and driving depending on location of job sites. • Standing and walking for assigned work shift. • Crouching, kneeling for extended periods. • Accessing small areas, crawl spaces and a variety of sloped and or flat roof locations. • Candidate should be comfortable on ladders, scissor or man lifts, forklifts and or articulating boom/extension man lift COMPANY BACKGROUND: Encore Construction and Management Inc. is a Folsom based commercial building service company that primarily serves the Sacramento metropolitan area and surrounding communities.
