CALM is seeking a Project Manager to oversee the renovation of two restrooms in its Santa Barbara office. The ideal candidate has experience overseeing government-funded grant projects and thoroughly understands construction management specific to funding and compliance requirements of both the City of Santa Barbara and the County of Santa Barbara. The position will oversee all aspects of the renovation and will be responsible for coordinating activities with the contractor. The project must be completed by April 30, 2022. CALM is going to rehabilitate and improve accessibility and functionality of its first-floor restrooms, immediately adjacent to the reception area, a space which was previously renovated to improve accessibility to our facilities. After completing the renovation of a separate, single stall ADA bathroom on the first floor, improvements are still needed in the remaining multi-stall and single stall men's and women's restrooms to match the new finish of the rest of the clinic and meet all code requirements. This project will include refinishing and retiling walls and floors, replacing plumbing fixtures, installing new bathroom stall dividers, building out storage, and replacing doors, the door frame, and hardware. Our building is a designated Structure of Merit in the City of Santa Barbara, and proper permitting is required for any significant changes. The project budget is $120,000. Funding has been awarded by the City of Santa Barbara Community Development Block Grant funds from the U.S. Department of Housing and Urban Development AND by the County of Santa Barbara Community Development Block Grant funds from the U.S. Department of Housing and Urban Development. The project timeline spans nine months from pre-construction and bid procurement to final notice of completion, which must be accomplished on or before March 25, 2022. CALM requires a project manager with expertise in managing government funded capital projects to support the execution of both funding contracts and meet all relevant criteria and compliance measures in a timely manner. DUTIES AND RESPONSIBILITIES: Engage in the competitive bid process, negotiation, and contractual agreement with chosen contractor on CALM’s behalf Communicate and delegate contractor responsibilities Ensure that all permit requirements are met Coordinate and monitor construction Ensure compliance with all safety and building codes Create a detailed project schedule and ensure adherence to timeline and project budget Experience: Previous management of government funded grant projects Minimum of 5 years of experience in ground up and/or remodel commercial construction; preferably some experience in the construction trades, or the equivalent combination of training and experience.
