WCI - Work, Community, Independence is a non-profit human services agency that is committed to empowering and supporting people with developmental disabilities to achieve rich, meaningful lives, at home, at work and in their communities. WCI is seeking to hire a Maintenance Technician to oversee the ongoing maintenance of 40 plus WCI commercial and residential sites.  *RESPONSIBILITIES*: · Creates and maintains a regular maintenance schedule for the facility. · Coordinates with Property Manager the prioritization of Capital Projects and contracted non capital repairs by outside entities. · Performs routine maintenance and cleaning for the grounds, facility, and equipment following all safety procedures and precautions · Maintains all buildings and grounds, and all security systems in accordance with Federal, State and local OSHA standards. · Maintains transportation vehicles and the facility systems, such as HVAC, refrigeration, plumbing, and electrical, according to maintenance schedules · Initiates a training program to insure training is implemented and completed by all maintenance personnel, inspects all fire-fighting equipment according to time period and instruction required by law · Prepares work schedules and follows up with maintenance personnel by managing and delegating the work orders and maintaining schedules. · Sets up periodic inspections of the total property systems of checking such items as roof, building façade, parking lots, grounds, signs, etc. · Inspects vacated apartments and completes painting, repair and general refurbishment within the prescribed time frame. · Manages and oversees maintenance staff, which includes recruiting/hiring, evaluating, scheduling, terminating, etc. · Maintain grounds and outside areas of building, including and not limited to: sprinkler system, outside lights, driveway and parking lots, in a clean and working condition. · Available for emergency on-call 24/7 · Other duties as assigned QUALIFICATIONS AND SKILLS: · High school diploma or GED required; College education or applicable training preferred; · A minimum of five (5) years’ experience as a supervisor with documented evidence of varied skills and abilities. · Experienced in a wide variety of trade skills (carpentry, plumbing, HVAC, and electrical) and the tools associated with them · Proficient computer and internet skills; knowledge of MS Office is preferred · Strong interpersonal skills and the ability to communicate cross-culturally · Able to work as part of a team and independently · Must be resourceful, highly adaptable and able to work with different cultures. · Strong leadership and motivational skills · Excellent communication, customer service, organizational and problem solving skills, including the ability to maintain composure under stress · Strong organization skills, able to multi-task, and can manage time to meet frequently changing deadlines in a fast-paced environment · Able to work a flexible schedule, which may include working days, evenings, weekends, and holidays · Able to bend, kneel, squat, stand, and lift heavy objects as needed · Must demonstrate skills in all phases of building and equipment maintenance, cleanliness and repairs. · A true customer service, friendly attitude and demeanor when dealing with staff, Resident, management and families.
