Immediate opening for maintenance superintendent Immediate openings for full-time, maintenance and labor position in multifamily rental properties in Long Branch, and Middletown. Majority of the buildings are in Long Branch. Position Overview: This position will include the responsibility for general interior and exterior maintenance, repairs in apartments and building common areas, resident service requests and after-hours emergency maintenance calls. Additionally, special projects may include help overseeing new construction and renovation projects. Responsibilities will include but won't be limited to: - Daily check on all properties - Keep properties organized and clean - Tenant work orders, completing work requests in a timely and effective manner - Unit turn-overs, including painting, plumbing, electrical, HVAC, appliance and carpentry repairs - Preventative Maintenance and conduct regular inspections of buildings and grounds - Be on call for emergency maintenance and repairs - Coordinate inspections/preparations for inspections. - General landscaping - One off projects. - Snow removal duties and salting of properties on an as needed basis - Must keep good relations with residents and support the commitment to go above and beyond residents’ expectations in a professional, can do manner Qualifications/Background: - Experience in electrical, plumbing, carpentry, appliance repair, HVAC etc. - Comfortable with being on-call 24/7 for emergencies. - Ability to handle and manage building concerns and maintenance issues. - Must keep good relations with residents. - Self-motivated and proactive.
