Hiring NOW for a 2 bedroom apartment build job starting. You would be responsible for performing the labor to complete this job and I am responsible for paying for materials. Doors and the tub are already ordered and ready for pickup and on site. During this short interview period, I will learn about your qualifications and I require the following: 1. Certificate of Insurance: Liability coverage with my company as the certificate holder -provided by agent. 2. A W-9 for tax purposes. 3. A minimum of a 4 person crew. Your own equipment/trucks/trailers to retrieve any doors or windows or lumber or trim. Lowe’s is my store that I have an account with, only 2 miles away. They can deliver goods but they do need several days' notice. I have already arranged for appliance delivery in September. A completion date of NLT 9.9.21 -unit already leased. Your crew must perform ALL of the work that is listed below. We will both sign an agreement that includes payment terms, draw schedule, basic scope of work and deadlines. I estimate the total man hours will equal 280 hours but could be less or more and I am not responsible for paying any hourly rate or overage. The draws will be paid out within 2 business days of my inspection. Inspections will happen the same day or next business day. I can provide you with a cashier’s check from a local bank or Venmo. If you text, it will take some time to get back to you |||*** General scope of work: Build new 649 ft2 basement apartment (private entrance) over slab flooring and against CMU walls with a 85" rough ceiling height. Complete installation of all required materials to make the space tenant-ready. The scope listed below is an estimate of what is involved. 1. Remove: Any rotted sill plate material; tile at bathtub; iron bathtub; miscellaneous framing (very little rotted framing remaining). 2. Build or install: New furring and sill plates on exterior (CMU). Ramset nails through sills and through furring into CMU (block). 3. Build or install: Frame new 2x4 interior walls and ramset sills into slab. Frame a small ceiling section to hide plumbing. Some framing is already completed. 4. Build or install: 3-way and 1-way light circuits, outlet circuits, 1 GFI circuit. Range circuit. NOTE: New circuit breaker panel already installed. 5. Build or install: Plumbing drains for 2 sinks. Supplies for 2 sinks. (PEX/sharkbite). Install new acrylic tub and matching 3-piece acrylic surround. 6. Build or install: Mini-split supply and return lines to exterior. NOTE: Final hookup and charging performed separately by HVAC specialist 7. Build or install: 1/2" Rigid foam insulation over stud faces at CMU. 8. Build or install: Insulation in ceiling (noise control) 9. Build or install: Sheetrock in a 649 ft2 area. Drywall returns on windows. Paint the floor and ceiling. 7 foot ceilings. See plan. 10. Build or install: LVP flooring + underlayment 11. Build or install: Door casing and baseboard trim. Interior doors. Kitchen and bath cabinets. One shelf and closet rod, each closet. Caulk all seams. Paint trim. 12. Build or install: Sharkbite valves, faucets, fixtures, hang mini-split wall units, lights, vent fans, outlets, switches, jacks, door hardware, blinds.
