Synergy, a leading Boston commercial real estate firm, seeks a Building Engineer- HVAC. This individual will be a key member of our engineering staff, working under limited supervision, performing all maintenance duties and responding to work orders, tenant calls and other operational/administrative duties for an urban office building in Boston. Essential Duties & Responsibilities -Monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. -Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning. -Performs repairs, emergency and preventive maintenance. Completes maintenance and repair records as required. -Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks. -Manages an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. -Maintains the building lighting system, including element and ballast repairs or replacements. Performs miscellaneous engineering and maintenance tasks as needed. -Responds quickly to emergency situations, summoning additional assistance as needed. -Performs other duties as assigned. Job requirements -Minimum 5 years work experience in building maintenance and operations, including HVAC, electrical, -plumbing, pneumatic controls system, EMS and other building mechanical systems. -HVAC or Electrician’s license/certification preferred. -High School Diploma or equivalent. -Excellent verbal and written communication and customer service skills. -Computer literate in Microsoft Office and Outlook; experience with electronic work order and preventative maintenance systems. -The candidate must have a valid Massachusetts driver’s license. -Work to be performed both inside the property and outside with exposure to weather, fumes, electrical current and machine noise. -Frequent walking, standing, bending, climbing, repetitive use of hands, power hand grasping, and reaching above and below shoulder level. -Occasional sitting squatting, crawling, kneeling. -Ability to operate assigned equipment and machinery.
