MGM is currently looking for a knowledgeable and experienced Maintenance Supervisor to lead our maintenance team. Candidates must have experience with plumbing, electrical, and carpentry replacement and repairs. As a leader of the property maintenance team, the ideal individual will be responsible for maintaining inventory, delegating resident work order requests, and preparing vacant units for new resident move-ins. High involvement in preventative maintenance procedures that preserve conditions and functionality of the property, and on-call pager rotation is required. This position relies highly on an efficient working relationship with the Property Manager and entire property staff. Our maintenance team plays an integral role in the overall success of not only the property, but also the company. Position Available Maintenance Supervisor Job Qualifications The ideal candidate will possess a minimum 3+ years of work experience within a residential apartment community setting as a maintenance technician. Must own quality set of maintenance tools and have a complete understanding of the operation of both Hand Tools and Power Tools. Available for on-call after hours, weekend, and holiday emergency response rotation. High school diploma or equivalent. Post-secondary education and/or a technical trade certificate is an asset. Must be HVAC Certified. Must be knowledgeable in Microsoft computer programs. Ability to complete reports as well as good verbal communication. Must possess a valid driver’s license and reliable vehicle with clean background history. Characteristics Must possess good leadership skills and be team oriented. Effective at identifying problems and implementing solutions. Ability to prioritize daily tasks. Time management assertiveness to adjust to specific duties. Great attention to detail. Duties and Responsibilities Maintain and repair locks, locking mechanisms, closers, doors, and controllers. Perform manual repairs when necessary (installation of vinyl flooring, window replacement, etc.). Perform a variety of building maintenance repairs, inspections, and services. Mini and vertical blind installation and repair. Assist Property Manager with scheduling, implementing, and revising routines. Perform appliance repairs. Ability to perform carpentry repairs. Plumbing replacement and repair abilities. Ability to perform electrical and wiring repairs. Knowledge of furnaces, hot water heaters, boilers, and air-conditioning systems for repair and/or replacement. Assist with capital improvement projects as needed. Schedule and participate in property snow removal during winter months. Proficient with inventory control and budgets. Compliance with all policies for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe work environment.
