Summary of Position: The Porter position is to maintain the appearance of the community’s common areas in a clean, orderly and safe condition. Assist in the cleaning and turnover of vacant units as assigned by the maintenance supervisor and assistant maintenance supervisor. Duties & Responsibilities: 1. Cleaning rooms, offices, laundry facilities, hallways, lobbies, lounges, bathrooms, corridors, elevators, stairways, locker rooms and other assigned areas. Grounds are to be cleaned before the office opens. 2. Assure that all exterior walks and stairs surrounding the buildings are free of hazards. Assist in maintaining all storage and maintenance shops. Ensure proper storage of all chemicals according to manufacturing and company guidelines. 3. Report to work on time with a neat and professional appearance or, if provided by the company, a uniform with safety accessories. Be courteous and pleasant to residents and co-workers at all times. 4. Check the common areas, parking lots, trash enclosures, playground areas, pool areas and other related areas for cleanliness throughout the day. Performance is up to standard when the exterior of the property appearance and amenities are clean and inviting at all times. 5. Transport trash and wasted to disposal areas. Replenish bathroom supplies, replace light bulbs, use a broom, mop and carpet cleaning machine. 6. Operate a blower and high pressure hoses to assist in cleaning walkway, stairways and parking areas as assigned. 7. Assist in trashing out vacant apartments, including large pieces of furniture, as assigned. Work with the maintenance supervisor to provide at a minimum 5 make ready units per week, to the office. 8. Maintain liability insurance, a means of transportation and hold a valid, state issued, driver’s license. 9. Adhere to and understand the safety standards that are described in the Topaz Asset Management employee manual. 10. May be required to travel to other Topaz Asset Management communities, providing your own means of transportation unless it is an out of state visit. 11. Inform the maintenance supervisor or assistant maintenance supervisor of any concerns related to personal safety, resident safety, emergency situations and matters that need immediate attention. 12. Assist the management staff with resident social activities, posting of notices and marketing materials. 13. Tools of the trade will be provided and secured at the community maintenance facility. Personal tools that become damaged, misplaced or stolen will not be replaced by Topaz Asset Management at any time. 14. Other duties as assigned. Qualifications: 1. No previous maintenance experience is required for this position. 2. The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner. 3. Physically able to climbs numerous flights of stairs on a daily basis. 4. Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles. 5. Kneeling: Frequently bending legs at knees to come to rest on knee or knees. 6. Crouching: Frequently bending body downward and forward by bending legs and spine. 7. Reaching: Frequently extending hand(s) and arm(s) in any direction. 8. Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands. Fingers are involved only to the extent that they are an extension of the hand. 9. Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or scheduled. Hours: Full-time hourly position. Weekend and evening work are required.
