The Maintenance Specialist is responsible for providing a safe and attractive physical campus environment for the University community that is conductive to learning, living and working; by providing supervision, planning, coordination and direction to assigned areas in the Facilities Management Department. Maintains a standard of excellence for both work processes and outcomes with strong emphasis on customer service. Work is performed professionally and efficiently, incorporating both personal integrity and mutual respect. MAINTENANCE SPECIALIST RESPONSIBILITIES: - Provide a safe and attractive physical environment for the University community that is contusive to learning, living and working: by providing supervision, planning, coordination and direction to assigned areas in the Facilities management department. - Effectively communicate and maintain positive work relations with faculty, staff, students and the campus community as well as leadership and guests of the university. Ensure work is coordinated and scheduled to provide excellent service with nominal to no inconvenience or disruption to the client. Provide services that meet or exceeds the expectation and satisfaction of the client. - Create and maintain a collaborative relationship with the bargaining unit and follow the Collective bargaining Agreement. - Perform work using best practices while maintaining compliance with applicable laws, policies and procedures to provide a safe workplace. - Supervise full-time journey and/or lead workers in installation, repair, maintenance, and alteration of plant facilities and equipment. - Assist with overseeing craft leads in construction and maintenance activities. - Follow up on departmental inquiries and complaints to effect remedial actions and timely project completions. - Collaborate with physical plant management personnel to coordinate engineering functions with construction and maintenance activities. - Review write and schedule work orders and maintenance requests for all crafts and balance manpower requirements with manpower availability. - Assist in the development of the departmental budget; Assist in monitoring budget and departmental expenditures to ensure department operates within budget allocations. Provide feedback to Supervisor. - Conduct quality control assessments and ensure workforce can account for assigned work orders. - Read plans and blueprints; determine scope of work, materials needed, their cost, and availability. - Supervise design and implement preventative maintenance on buildings and facilities. - Enforce safety rules and regulations; maintain records on work performed; write reports as required. - Attend departmental meetings, safety meetings and actively participate in training sessions. - Enter time and attendance daily. - Respond in emergency situations. - Schedule safety meetings and safety training sessions. - Order materials and maintain an adequate inventory of required materials to carry on shop or maintenance work. - Review, write and schedule work orders and maintenance requests for all crafts and balance manpower requirements with manpower availability. - Develop and disseminate instructions and information to unit personnel. Organize, conduct and facilitate staff meetings. - Perform additional duties in the absence of the Supervisor. SUPERVISOR DUTIES: - Actively participate in recruitment and hiring new employees - Train employees - Take corrective action in a timely manner. - Ensure employees have necessary resources. - Oversees and directs the work of staff; serves as mentor, coach and leader, and resolves complaints or issues; - Develops and fosters supportive working relationships, motivation and engagement; - Participate in employee discipline; - Clearly define work performance expectations, ensure accountability, and provide ongoing informal feedback, coaching and mentoring. - Conduct formal performance evaluations. - Recognize and reward employees for good performance. - Adjust leadership style as needed to achieve results. - Monitor employee scheduled work hours/ shifts and hours worked; approve payable time and absence requests. - Promote professional development opportunities. - Recognize value of and promotes diverse workforce. Value and encourage diverse perspectives, creativity and teamwork. - Communicate information to staff on an ongoing basis to influence staff engagement and to be part of a larger community. - Perform other duties as assigned MINIMUM QUALIFICATIONS: -Three (3) years full time experience as a journey trades worker/maintenance mechanic -1 year full-time experience supervising or leading staff -Knowledge of facilities maintenance or construction principals. -Excellent oral and written communication skills. -Valid Washington State driver’s license. -Experience using Word, Excel, email, and/or similar software applications to produce written correspondence, documentation, create reports, receive and respond to email inquiries, report time, etc. -Demonstrated willingness and/or experience working with students and/or co-workers from a wide range of abilities, backgrounds, and experiences -OR applicable combination of education and/or experience which demonstrates the ability to perform the essential functions of the position. PREFERRED QUALIFICATIONS: -Bachelor’s Degree in Construction Management, Mechanical Engineering, Industrial Engineering Technology or related field. -Experience in business administration. -Experience with managing data from facilities work order systems such as AIM. -Experience with managing project specific and operating budgets. -Experience dealing with multi-faceted operations and multiple trades -Experience in reading blueprints and maps. -Experience utilizing computerized Work Order systems -Ability to incorporate multicultural perspectives and issues into everyday conversations. -Life experiences that demonstrate an ability to contribute to CWU’s commitment to inclusion and diversity.
