• The handyman role is to manage day-to-day activities
• MUST work well with contractors to keep the building running in a good mechanical order.
• Make sure that all work is properly completed on daily basis.
• The handyman cannot take any work order unless the work order is been entered thru building links.
• The handyman CAN NOT enter a tenant’s apartment without their permission. (PTE=permission to enter)
• If the work order cannot be completed, he need to add notes on the building links.
• Must be proactive in all maintenance.
• Be Disaster Ready - Take actions to deal with the results of delays, bad weather, or emergencies.
• The handyman must do a walk thru 30 days before the tenant moves out, if any repair is needed.
• Anytime a tenant will move in the apartment, the handyman must get the apartment ready on time or ask for help if needed.
• Obtain and document all inspections and ensure quality of work prior to each inspection.
• Maintain jobsite safety, health and cleanliness
• Verify all work is done in a good workmanship level.
• Ensure project documentation and reports are complete.
• Minimum twice a year, the apartment filters must be cleaned and changed.
• Quarterly the handyman must change common area filters in rooftop.
• Be Proactive and do proactive work – Checking motors, belts, mushrooms, changing lightbulbs, etc
• Other duties as assigned by property manager.
• MUST answer your work phone at all times.
• Are responsible for Answering all emergency calls at your designated location.
• Tools need to be safe guarded, neat and organized at all times
• MUST clock in and out at all times, even when responding to an emergency
• Must leave your work station ready in case another handyman has to come in for emergencies.
