We are looking for a part-time/on-call maintenance technician to oversee the maintenance, inspections, and unit turns of our 30 scattered 4 bed/2 bath single family homes in Springfield and Medway Ohio area. The ideal candidate should be reliable, organized, able to have a flexible schedule (on-call maintenance), and be able to meet with management on a weekly basis regarding properties. Job Description Position: Part-Time Maintenance Tech ESSENTIAL JOB FUNCTIONS *Work order requests *Maintenance priorities *Outside contractors and vendors * Actively participates in daily meetings with community manager. * Perform maintenance requests and unit preparation timely, effectively and efficiently. * Develop, implement and track preventive maintenance program. * Maximize opportunity to reduce utility consumption. Have a working knowledge of and perform duties in the following areas: *Light electrical work *Maintenance equipment *Light plumbing work *Masonry *Carpentry *Painting / drywall *Appliances *HVAC *Irrigation systems *Boilers *Carpet / tile repair *Window / screen repair *Lock repair / replacement * Understand and utilize any software programs required. (*Onesite, etc.) * Maintain a professional and positive attitude when dealing with everyone. * Participate in standby‐emergency (on‐call) coverage when applicable. *Including weekend and holidays. *Must respond within 30 minutes of being alerted of an emergency. * Adhere to and promote all safety procedures and regulations at all times. * Inventory Control SUPPLEMENTAL JOB FUNCTIONS: * Assist in scheduling and participate in annual apartment inspections and move‐in/move‐ out inspections. * Manage purchasing and stock control, while keeping an awareness of budget limits. * Grounds upkeep maintenance and/or oversight. *Adequate and functioning lighting on grounds *Perform limited exterminator services when necessary. *Attend required training sessions. * Access electronic correspondence such as company's email accounts and the company's website regularly. * Other related duties as assigned by supervisor. *Additional functions specific to the property:
