Homeowner needs contractor to remodel 3 BD 2 BA SFH approx. 1500 sq feet, no basement, no second floor. Roof needs little work. Additional work is required on the exterior portio + landscaping. Homeowner willing to pay for all supplies & material. Need reliable people to get the job done quickly and professionally. Must be able to work unsupervised & not bumble up other parts of the property unnecessarily. House has termite damage and will require a gut rehab in approx. 500 sq. feet of the house. So first stage is demo, then the wood framing, etc. Slight concrete work is required as well. Also need to remove some tree roots in the backyard that pertrude into the property and possibly remove a large tree in backyard as well. Project needs to start by this Monday, no exceptions -if you're the guy that likes to take it easy on job sites or take shortcuts, then don't bother following up with the homeowner -owner has more home renovation tasks if contractor performs this task according to plan - GC must be able to arrange for transportation for picking up material, owner needs material picked up & delivered, owner willing to order material from amazon or ebay also and have it shipped to the property Owner will pay for all materials and pays attention to detail. Request contractors to provide a daily or hourly rate. Owner seeking labor quotes only. Owner has home depot or lowe's card in case contractor needs to do pickup, etc. SEEKING PROFESSIONALS WHO ARE punctual AND RESPONSIVE BE LOCAL, BE SERIOUS Homeowner is looking for competitive labor rates. Check roof support along with flooring Check gutters & downspouts Complete any work required on the roof Removal old insulation from attic Place new insulation in attic (R-13 faced) Delicately remove old panel flooring Remove (demo) All T1-11 on exterior of house Install Veneer Stone on exterior after T1-11 boards Remove Damaged Drywall from inside of home Remove Main bathroom tiles Check HVAC, Plumbing and all electrical work. Take out Kitchen Sink Remove Ceiling drywall from addition Reove all bad drywall (termite infested) Dig up tree roots in back yard that are pertruding into foundation Phase B: Install low voltage LED/recess lights Replace window syls Insulate all windows & make repairs as needed Move all plumbing to new location (Kitchen, Bathroom) upon homeowners request. ** a detailed material list will be given once in wall plumbing is revealed from prior weeks This is also the same for HVAC and Electrical Install new drywall and kitchen appliances.
