Overview of Position Maui Wellness Group, LLC (“Company”) is a regulated enterprise supervised by the Hawai`i Department of Health (“HDOH”) and Department of Public Safety Narcotics Enforcement Division (“NED”). This position is subject to strict regulatory compliance and government oversight. The Operations & Maintenance Technician (OMT) provides the Company with a knowledgeable, multi-skilled teammate to ensure safe, continuous, high-performance operations of the Company’s electrical, mechanical and environmental equipment and systems. The OMT’s primary primary work location is the Company’s Kula Production Center (KPC) with travel to Company’s retail locations, as needed Duties and Responsibilities Operations and Maintenance Responsibilities The OMT bears direct responsibility for the execution of all O&M activities at KPC in accordance with Original Equipment Manufacturer (OEM) standards and the instructions in the KPC O&M Manual as amended from time to time by the KPC General Contractor, Maui Builders, Inc (MBI). General duties include, but are not limited to: * Maintenance and upkeep work specified in the Company’s Solar Energy Services Agreements (SESA), including but not limited to solar array cleaning and grounds upkeep, generator set upkeep & rust inhibition, battery pack upkeep & cabinet maintenance, PV invertor cleaning and the general maintenance of a clean, safe and well organized electrical, mechanical & environmental infrastructure in and around the KPC facility; * Coordination and management of contractors, County officials, SESA owners, lessor (landlord) and other parties engaged in the construction, inspection, leasing, servicing and financing of the micro grid; * HVAC Systems O&M (mini-splits, central AC system, and ventilation systems); including inspecting, cleaning and replacing HEPA filters, as needed; * Water Systems O&M (including condensate water filters, condensate drains, PC-LT drains, distribution network inspection, and repair); * Composting operations; * Perimeter fencing and compost area fencing O&M; * Upkeep of the Kula PC access road to the standards required by the Maui Fire Department (MFD) and the Maui Police Department (MPD); * Regular inspection and upkeep of the Company’s waterless fire suppression and emergency systems to ensure system readiness and first responder alerts; * Water truck O&M and dousing of roadways, parking lots and base yard for compaction and dust control; * Regular upkeep of water-based fire suppression systems & ensure active work areas are clearly marked and do not present hazards; * Participate in periodic staff training and emergency drills to ensure the Company’s safety and security SOPs are rigorously practiced by all employees. * Security systems duties. O&M as specified in the KPC O&M Manual, including version control and compliant operation of: * Access control. Schlage locks, panel interface module, and other ACM devices; * AV surveillance. Avigilon Control Center O&M - including regular IP camera and microphone inspection, cleaning and desiccation pack replacements); * Automation and Monitoring Systems duties. O&M and version control of the Vantage, eGauge, Fronius and Tesla monitoring systems. Qualifications Work Experience Required * Work history that demonstrates stability, progressive responsibility and willingness to learn, take the initiative, and drive efficiency and innovation. * Prior experience in construction project coordination and management. * Prior experience operating and maintaining heavy equipment. * Experience in a regulated industry subject to strict compliance and security requirements preferred. Skills, Abilities & Character Attributes * Strong troubleshooting and problem-solving skills, including anticipatory thinking and the ability to work well under pressure while remaining calm. * Excellent time-management skills; ability to effectively plan and prioritize tasks on the fly. * Proficiency in computer programs including all MS Office applications, email, scheduling software, and online conferencing. * Knowledge of purchasing procedures and bid management. * Demonstrated ability to work comfortably and effectively as a member of a diverse, multicultural, multigenerational environment. * Strong work ethic and the highest level of integrity. * Demonstrated proactivity flexibility, adaptability and ability to multi-task. * Ability to digest, synthesize and draw conclusions from large volumes of information. * Ability to maintain strict confidentiality. Physical Requirements * Extended time walking, bending, and reaching * Ability to lift and carry or move 50 pounds for a distance of 100 feet * State of Hawaiʻi resident with a valid Hawaiʻi State Driver’s License * Must pass a pre-employment drug test and state-mandated background check * Must have reliable transportation * At least 21 years of age * Overtime work may be required to accommodate patient service demand and company deadlines * Must be dependable and punctual
