One of the main goals of the Building / Facilities Maintenance Technician is responding to maintenance requests and handling necessary repairs such as fixing flooring, replacing ceiling tiles, plaster, painting, minor electrical, plumbing, heating and ventilation. Typical daily duties include: Performing quality checks on HVAC, air conditioning, plumbing and electrical systems. Checking and responding to security and safety issues. Responding to tenants’ maintenance issues (such as, but not limited to leaky faucets/sinks, busted lights, power interruptions, clogged toilets, room temperature settings, etc…). Ability to use maintenance equipment (such as but not limited to plumbing snake, leaf blower, vacuum cleaner, temperature/moisture checkers, etc…). Maintaining inventory of the building’s repair, cleaning and maintenance supplies (ordering and keeping “just in time” inventory). Coordinating major maintenance repairs/projects with vendors and contractors. Knowledge in measuring square footage of units/suites in the building. Knowledge in replacing door knobs and keys and maintaining the inventory of all the keys required in the building. Keeping documents of inspections and problems. Monitoring landscaping issues and doing pest control. Ability to train and provide instruction to junior staff. Ability to analyze and respond appropriately to emergencies. Ability to prepare standard reports and to read and write at the level appropriate to the position. Ability to perform arithmetic calculations as required by the position. Education and Experience: Any combination of progressively responsible training and experience that demonstrates maintenance, minor electrical, plumbing and HVAC skills.
