Job Description: The Custodian/Lot Manager is responsible for maintaining buildings and facilities in a safe and appropriate manner. Providing these services in an effective and efficient manner will ensure the reliability, access and safety of the buildings and facilities. Essential Job Functions Performs new vehicle check-in and handles all necessary paperwork Janitorial Duties: Cleaning and daily maintenance of: break rooms, conference room, rest rooms, showroom and vehicles in showroom. Removal of waste from all garbage cans in all buildings. Perform preventative maintenance and predictive maintenance on buildings and equipment Conduct routine, non-licensed inspections of facilities including fire equipment, boilers and car wash. Ensure fire protection equipment is properly maintained and up to date. Perform routine maintenance and minor repairs to buildings and equipment including painting Coordinate licensed inspections as required Coordinate major maintenance and repairs as required to mechanical systems, HVAC systems, boilers and generators with Parts Manager involvement Advise management of required major repairs or replacements. Ensure the safety and protections of buildings including ensuring doorways are not blocked. Daily duties to include full tour of facility inside and out, checking boiler room and grounds. Vehicle inventory duties: Adding fuel to inventory as needed, occasional car wash, assisting with inventory moving. Maintain show floor inventory. Trips to Department of Motor Vehicles, And Chippewa Valley Auto Auction as needed sometimes more than once per week (transportation provided). Grounds upkeep including mowing grass, pruning, weed control, trash pick up, and general upkeep During winter month’s grounds upkeep will include assisting with snow removal using snow plow, snow blower and shoveling with placement of salt on sidewalks. (Over time paid as needed for early or late plowing). Some weekend hours may be required for snow removal / scheduled special events. Parts delivery and pick-up, customer / vehicle shuttling (occasional). Assisting with company functions set up table and chairs etc… Must be able to come to work promptly and regularly. Must be able to report to work in a timely and punctual manner. Must be able to maintain good hygiene and be well groomed. Must be able to adhere to appropriate dress code policy for each department. Must be able to take direction and work well with others. Must be able to concentrate and perform accurately. Must be able to react to change productively and handle other tasks as assigned. Knowledge, Skills and Abilities Required Successful applicant will be able to lift up to 50 pounds occasionally. And be able to stand/walk for most of shift. Light mechanical repair in regards to building and equipment maintenance. Lock box repairs. Bulb replacement and Step ladder use. Be able to safely operate snow removal equipment, plow and blower. Be able to safely operate lawn care machinery, Mowers, Blowers, Weed trimmer, and dispense weed control Use of cleaning chemicals, Personal safety equipment provided. Maintain company equipment in good working order, when applicable equipment services will be sublet as appropriate. A valid driver’s license is mandatory. A driving record background check will be done prior to hiring to verify insurability
