The purpose of the Property Maintenance Technician is to maintain all Life Works Wellness Center’s facilities. This includes the physical buildings and the equipment used by administrative and delivery staff so as to create a comfortable and healing environment for our patients. Job Responsibilities: The Maintenance Technician is responsible for keeping a facility operating and repairing any problems when they are discovered before they have a chance to worsen and perform repair tasks throughout the property including maintaining office equipment, office set up, equipment and furniture set up and relocation. Job Duties: • Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair • Inspect buildings, equipment and appliances for functionality, checking for faults and fixing them where they exist to keep all things running and functioning properly; also, make provision for replacement of old and damaged appliances. • Monitors the operation of copiers and faxes to ensure that these are serviced, stocked and cleaned as needed so that there is no interruption of service. • Monitors the phone system and ensures that all phones are operational, correctly named and any other issues taken care of, liaising with the phone contractor on any issues that cannot be personally dealt with. • Takes care of any immediate computer issues that can be dealt with prior to liaising with the IT contactor for more serious matters. • Develop and maintain a good relationship with contractors, vendors, and site workers to get the best bargains on property repairs, supplies, and maintenance. • Ensure that properties are safe and void of any danger to their occupants, visitors, and workers by putting away harmful objects and equipment. • Carry out repairs on minor problems, such as light fixtures, clogged toilets, leakages, peeling wall and furniture. • Check electrical wiring for accuracy and compliance with regulatory standards to avoid accidents. • Painting the building when old paint has become faded or chipped. • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures. • Working on damaged electrical wiring when a shortage or severed wire occurs • Ensure the building HVAC equipment is properly maintained. • Maintain open communication with property owners, liaising the executives for information regarding operations, renovations, and authorizations. • Supervise the cleaning vendors. • Design plan and schedule for works to be executed on properties • Investigate complaints and solves issues. • Request needed parts with enough time to keep project on timeline. • Keeps personal equipment operating by following operating instructions; maintaining supplies; performing maintenance as needed. • Maintains appropriate level of inventory; conducts semi-annual physical count of inventory. • Follows safety procedures by wearing protective clothing and gear. Administration: • Maintain proper notes and admin on projects and file in project folder • Record production, repair, and machine maintenance information. • Record time and materials used on each job. Supervisory Responsibilities: Is responsible for ensuring any vendors contracted to do work are managed and work verified as complete. Qualifications: Must have prior handyman experience and be well versed maintaining properties. Education and/or Experience: • Plumbing knowledge to address leaks, clogs or other drainage problems • Electrical wiring capabilities to manage problems with the building’s electricity • Carpentry ability to handle basic repairs around the building • Basic understanding of groundskeeping and other outdoor areas in need of maintenance • Interpersonal skills to interact with employees of the building in a pleasant manner • Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked • Physical stamina to handle a full shift of being active and working on the building
