looking for the perfect guest house/place to live in!

I'm a 26 year old female with 2 well behaved cats, and a interior designer currently living with my parents in studio city due to covid. I am wanting and willing to relocate to anywhere outside of the valley that is safe and within reasonable distance to main areas of LA - such as mid-city, culver, hollywood hills, etc, etc. Looking for a guesthouse to lease, or a condo, etc that may not usually be up for lease and not online. Dont mind a small space as long as there is full kitchen and bathroom. Prefer not to have a studio but will consider... I will take good care of your place and be a very good tenant who can even help with styling up the place if need be - when I did my undergrad in AZ, I lived in a guesthouse and helped fix up the little casita.
