Duties and Responsibilities: · Assist owners, guests, and renters with general repairs and other maintenance issues that include but not limited to: · Heat up requests · Temperature control during winter months to prevent frozen pipes · Provide accurate completion of all work orders in a timely fashion · Deliver packages to unit occupant · Open units for owners, guests, renters and authorized service providers · Provide a knowledgeable assessment of maintenance problems and direct them to the appropriate service provider · Conduct unit checks in all units on properties · Assist with shuttle bus service when applicable · Inspect and maintain the water system, septic system, heating system and pool/hot tub chemical make-up · Refuse pick-up · Assist with all winter operations, such as snowplowing and sanding, and property landscaping · Opening and closing of managed buildings, where applicable · Housekeeping and janitorial duties for common area buildings · Cover On-Call duties when scheduled · Other duties as needed to meet contractual obligations Requirements: · An understanding of general electrical, carpentry and plumbing systems · Knowledge of swimming pool / hot tub maintenance · Ability to coordinate a multitude of maintenance tasks at the same time · Possess a courteous and friendly professional manner · Must be responsible and punctual · Valid Drivers License · High School Diploma or G.E.D. · Computer experience necessary Physical Demands: · Regularly moves about on foot from one unit to another and will be exposed to outdoor weather conditions · Ability to lift 50 pounds to a height of 3-4 feet to load/unload from a truck · Occasionally ascends/descends a ladder to perform maintenance and/or painting tasks · Required to have visual acuity to operate motor vehicles
