Great Dwellings is DC's most successful short-term property management company. We're looking for one or more people to do property inspections and minor repairs. This role is for someone to travel to each DC property once each month, inspect for cleaning, damage, and operational issues. The team member would fill out an inspection form, taking care to be both thorough yet fast. They would address any minor cosmetic or functional issues, complete the inspection and move on to another property. We pay a flat rate plus a gas stipend and will consider both full-time and part-time candidates. Already working part-time? JOB SUMMARY: Inspect residential rental properties to identify quality issues, perform minor repairs and diagnose larger issues that require repair subcontractors. This person is the company’s “eyes” onsite. - Conduct preventive maintenance on apartments, condos, and single-family homes, and superficial inspections with the intent of identifying safety, functional or cosmetic damage or other poor conditions. - Perform other, similar related duties as assigned. - Provide constructive feedback on the role and as needed to achieve company goals. JOB GOALS: - Maintain an inventory of properties at a condition that meets or exceeds company standards. - Blend an ability to inspect a large number of local properties in a thorough manner, and the ability to quickly address minor issues while on site. - Diagnose issues when a repair subcontractor is indicated, and ensure the job/requirement and subcontractor type is described accurately. - To consistently exercise a deft “eye for identifying issues”. CLASS CHARACTERISTICS: The supervisor makes assignments by defining objectives, priorities, and deadlines: the person(s) in this role is expected to carry out work assignments and handle routine problems with minimal supervision, and in a manner that is safe, does not cause damage, and results in professional quality. The work requires a cell phone that can utilize the necessary apps that document conditions and work, basic hand tools, ability to travel or utilize a vehicle, climb ladders, very minor landscaping, cleaning, reliably communicate and take pictures. Additionally: functioning outlet tester, appliance thermometer, IR thermometer, flashlight. Some lifting will be required to perform the functions listed herein. Transportation is required and reimbursed at a flat rate. A college degree is not required. A background check will be performed prior to the start. This role is designed to begin as a contract role with the potential to become a full-time role. Must be authorized to work in the United States. Essential Functions: - Communicate with the supervisor in order to confirm the work schedule and expected daily work completion. - Have a reliable communication device that maintains contact with the supervisor, take and upload pictures and completes templates. - Communicate issues that do not meet expectations (ex. unable to complete tasks, potential or existing conditions that affect guests, property owners, company, etc. but are not in their specific job responsibility.) - Have reliable transportation or be able to travel with required supplies, tools, and equipment. - Ensure that key/access policies are firmly adhered to - Be able to course correct and manage multiple small projects Inspection Overview - General- A list will be addressed (and photos may be taken) in every room and area, as well as any object that is tested. Overall condition and cosmetic issues shall be noted. - Plumbing – Ensure that all fixtures operate well without leaks or clogs being present - Electrical – Ensure that most outlets and all fixtures operate, especially lights and GFCI’s - HVAC – Confirm that units operate as expected, evaluate filter, and condensate pan fill level. - Painting – Evaluate wall condition for possible repairs, touch-ups, or possible leaks. - Landscaping -evaluate curb appeal and landscaping, trash conditions. - Furniture – Evaluate the stability and condition of critical furniture - Appliances – Ensure that all appliances function as designed and note conditions. (incl sump, vents) - Doors/Window – Ensure that all doors, locks, and windows function properly and are in good condition. - And other duties as required.
