Looking for cheap space for creative studio, 250-500 square feet

I'm a multimedia artist and aspiring photographer (digital and film,) as well as a video content creator. My current living situation makes creating difficult if not impossible. I need a place where I am unencumbered by the basic necessities of life and the intrusions of people who piss me off and make me want to kill myself. 250 square feet is sufficient for my needs. Though a larger space would be nice, cost is a major factor. Requirements include locking doors and windows, sink/running water, heat and electricity, and access to a bathroom since I have to pee a lot and would rather not have to travel far to do so, especially at night. Unfinished industrial space is fine as long as it won't give me cancer. Ideally non-residential. This is not a clever ruse to score a cheap apartment. Any fellow artists/creatives already renting such space in need of another person to split costs feel free to hit me up as well.
