Come be a part of a great team!  Blankstein Enterprises, Inc., a property management company, is in need of an experienced maintenance technician lead. Working with the Resident Services Manager and the Manager of Building Repairs and Maintenance the Apartment Maintenance Technician Lead's main responsibilities are to oversee the maintenance and repairs of all plumbing, electrical, and mechanical operations.   Essential Duties: Systems Responsibilities Perform maintenance, monitoring, and testing of the life safety equipment in our buildings Maintain and repair or update the mechanincal systems of our apartment buildings including electrical, plumbing and heating. Plan, organize, direct, and inspect duties performed by Systems Maintenance Staff. Schedule and order materials and supplies for such work.  Have completed by due date or on emergency basis. Schedule Independent Contractors for necessary electrical, plumbing, heating, and cooling work.  Approve in-progress and completed work and invoices for such. Coordinate work with other maintenance departments so all departments can complete work in time required. Perform Emergency-On-Call-Manager duties one week every 3 weeks. Determine and coordinate needed emergency work with designated On-Call Building Repairperson or On-Call Apartment Maintenance employee. Demonstrate continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality customer service. Perform supervisory duties including Safety Leader, review timecards, performance evaluations, and interview candidates for potential employment. Check and maintain safety and health of self, employees, residents, and guests. Represent the company with positive customer satisfaction when dealing with residents and employees.  Satisfactory scheduling and performance are required to prevent callbacks, rescheduling, and poor residents’ relations. Perform other duties as assigned. Estimate labor and material costs. ABILITIES:   Read and interpret building plans and specifications for building repairs and minor building construction work. Use graphic instructions such as blueprints, schematic drawings, layouts, or other visual aids. Learn the appropriate cities building codes. Safely operate hand and power tools associated with duties. Perform all duties Blankstein Enterprises requires of its Systems Maintenance staff. Perform a broad range of supervisory responsibilities over the Systems Maintenance staff. Read, write, and verbally communicate in English with residents, co-workers, and public in a professional manner. Thoroughly complete paperwork as required by the company. Perform work in a safe and timely manner. REQUIREMENTS:  Have knowledge of electricity, plumbing, mechanical equipment, air conditioning, heating, refrigeration, fire systems, emergency systems, water treatment systems and related preventative maintenance programs. Have three to fives years of experience in building construction and maintenance work including one to three years in facility or property management. Follow company guidelines when dealing with questions and problems. Willing to obtain low pressure boiler license. Willing to participate in Asbestos awareness training. Willing to obtain other certifications or licenses that may facilitate performance Work Hours: Work full time, weekdays, 7:30 am - 5:00 pm and be available for overtime work as needed.  Also be available for on-call on a rotating basis. Equipment: Have hand and power tools necessary to perform essential duties. Have insured reliable vehicle with adequate room to transport tools and supplies. Have a valid driver license with a favorable driving record. Physical Requirements:  Lift and carry materials up to 50 pounds.  Push & pull up to 100 pounds. Bend & stoop repeatedly.
