Job Summary The Maintenance Technician is responsible for the professional and efficient completion of maintenance requests, and turnover projects. The individual maintains courteous and professional contact with both internal and external clients. This position also performs a variety of administrative activities and related tasks. Organized. Responsible. Dependable. Punctual. Required Education & Experience • High School diploma or equivalent • Minimum of three (3) year related experience and/or training • Basic Plumbing skills (experience cleaning pipes, replacing and repairing faucets, etc.) • Basic Electrical skills (light switches, receptacles, fixtures) • Ability to pass a Kari Koskinen background check Preferred Education & Experience • Real Estate Management Company experience preferred • Prior knowledge of AppFolio, ADP Time & Attendance • 5+ years of residential maintenance experience • Boiler license required (willingness to obtain within 90 days) Essential Functions Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions • Maintenance (80%) o Oversee and maintain daily service request system and complete service requests o Oversee unit turnovers, preventative maintenance, grounds work, emergency maintenance o Greet residents in a professional, friendly, and hospitable manner o Maintain a clean work area, during and after completion of tasks • Support Services (10%) o Oversee and maintain maintenance supplies inventory, and logbooks o Availability for on-call schedule o Ability and willingness to travel from property to property • General and Administrative (10%) o Ability to track and enter all time worked for each work order at each property Competencies • Strong verbal and written communication skills • Self-motivated with excellent organizational skills and attention to detail • Highly professional with a strong customer service orientation, commitment to meeting deadlines, and ability to multitask in a fast-paced and dynamic environment • Strong professional, independent thinking skills with strength in problem solving and the ability to offer constructive opinions and creative solutions • A team player with ability to work with little direct supervision and a strong work ethic • Regular and predictable attendance is an essential function of the position Required Certificates, Licenses, Registrations and Equipment • Employee must maintain reliable transportation daily, a valid driver’s license, and valid vehicle insurance • EPA 608 – Minimum Type II • Must have a working cellular telephone, laptop, tablet to access internet • Has their own basic tools daily o Assorted screwdrivers - Phillips & Flat: Small & Large • Razor Knife • Pliers 6'-8' • Saw-hacksaw and wood saw • Adjustable wrench • Needle nose pliers • Assorted Nut Drivers • Wire cutters • Socket sets • Wire strippers/crimpers • Allen wrenches • Flash light • Electric Multi-Meter • 6' and 24' levels • Manifold gauge set • Tape measure • Claw Hammer • Wood chisel • Cordless drill • Keyhole saw Supervisory Responsibility This position has no supervisory responsibilities Travel No travel is expected for this position Work Environment & Physical Demands This job operates in a variety of environments, mostly in apartment units making repairs. This role routinely uses standard equipment such as hammers, wrenches, screwdrivers, etc. While performing the responsibilities of the position, these work environment characteristics are representative of the environment the person in this position will encounter. While performing the duties of this job, the employee will work in a professional, fast paced environment that may require additional hours to complete work. This job operates in a maintenance environment. These physical demands are representative of the physical requirements necessary for an employee to successfully perform the essential functions of the position. Generally, due to the nature of this position, while performing the responsibilities of the position, the employee is required to talk and hear.
