Maintenance Technician II - $2,000 HIRING BONUS [email protected] GreenSlate Management specializes in the management of multi-family and commercial real estate properties in the Blackstone District, one of the most vibrant neighborhoods in Omaha, NE. Due to rapid growth, we are looking for a Maintenance Technician II to join the GreenSlate team. Our Maintenance Technicians engage in maintaining and repairing physical structures of buildings and units and maintaining the grounds by performing the essential duties of the position as discussed below. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. RESPONSIBILITIES Complete work orders at resident’s request or property needs. · Complete work orders at resident’s request or property needs. Conduct daily property inspections. · Communicate and work with Property Managers of any maintenance items within a property. · Can complete tasks without direction and in an efficient manner, we bill our clients by the hour so efficiency is tracked and is a must. · Take the initiate to learn about new systems in their field (HVAC, Appliances, Electrical, Etc.). · Pick up trash and ensure outstanding curb appeal. · Schedules turns, meets vendors for bids and assists with verifying work is done The above-mentioned activities may include the use of; hand tools, power tools, power washer, snow blowers, trucks and/or tractors with snow blades, ladders, and riding lawn mowers. Maintain streets and common areas of the community, which may include the use of a fire hose for cleaning the street or power lift for maintaining the streetlights. Ability to communicate effectively and professionally with all residents and coworkers while working in a team environment. SKILLS & EXPERIENCE · Experience with paint sprayer preferred, but not required. · Excellent skills in multiple areas preferred: drywall, carpentry, painting, tile work (floor and wall), deck and fence repair, and general repairs/maintenance, electric, plumbing and HVAC. Applicant need not know be experienced in all the above, but the more the better. · Can complete tasks without direction and in an efficient manner, we bill our clients by the hour so efficiency is tracked and is a must. · Must work independently at times and as a member of a team at other times. REQUIREMENTS · Must have a valid driver’s license. · Must be available 40 hours a week, Monday – Friday and occasional weekends. · Must have the ability to on-call at times and able to respond to maintenance needs after hours. · Be Team player- Always be a team player and encourage/motivate the people around you. The employee must regularly lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds. The ability to see near and far is required.
