WORCESTER, MA — A major change may be coming to a stretch of Park Avenue with a developer planning to build a car wash and gas station across a two-acre site that includes an Austin Liquors store. According to a filing with the Zoning Board of Appeals (ZBA), Chelmsford-based Prayosha Realty Trust plans to add 12 gas pumps and renovate the Austin Liquors to add convenience store features — but retain liquor sales. Plans also call for a vacant building at 360 Park Ave. to be torn down to make way for a "3,600 square-foot tunnel car wash and an approximately 1,280 square foot 2-bay laser car wash," according to plans submitted to the ZBA. The two properties involved in the proposed development — 370 and 360 Park Ave. — were recently sold to two separate but related companies. Prayosha Realty Trust bought the Austin Liquors building at 370 Park Ave. over the winter for $2 million, according to property records. An associated company, Milford-based Keshav Jivan LCC, purchased the lot and vacant building next door at 360 Park Ave. in January for $550,000. Both Prayosha and Keshav Jivan share a manager named Jay Patel. Combined, the two properties take up nearly two acres just south of Chandler Street and east of Beaver Brook Park. The development would not include nearby vacant land at 344 Park Ave., which is associated with the Krock family. Prayosha Realty Trust's plans for the Park Avenue sites will go before the ZBA on Monday.
