The Maintenance Technician is responsible for the successful day-to-day operations of the community while ensuring company standards are achieved and excellent customer service is delivered. Essential Job Functions: *Diagnose and perform minor or routine maintenance or repair involving the following on a daily basis: Electrical and plumbing (including water lines), A/C and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios and railings, tile, carpet and flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances, shutters, doors, cabinets, windows, sliding glass doors, boilers, gas and electric, door locks, P.O. boxes and locks, security systems, ceiling leaks, walls, pool area, tile, hot tub/spa, and pool furniture. *Handle “on call” duties whenever needed *Shares on-call responsibilities; responding to resident requests within 24 hours and hazardous weather problems as soon as made aware of the situation. *Maintain accurate records of preventative maintenance, service requests, and make-ready status of all vacant apartments. *Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition. *Completing work per schedule, discussing as needed any major expense before acting. Reporting to the Property Manager and Asset Manager in a timely manner any challenges that may present themselves. Assist with identification and correction of hazardous community conditions including daily inspections of the property. *Complete understanding and knowledge of company's policies and procedures. Qualifications: *Position requires a minimum of 1 year property maintenance experience. *Full understanding of Fair Housing guidelines and comfortability interacting with prospects, residents and vendors. *Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word and Outlook. Familiarity with OneSite is preferred, but not required. *Knowledge of OSHA law and regulations. *A valid driver's license with applicable auto insurance. *Ability to build positive relationships, prioritize tasks and communicate with Leadership Teams. *Professional demeanor and strong, professional communication and presentation skills. *Must be goal oriented with a motivating and team-oriented attitude. *EPA Certifications in areas of Type II-domestic HVAC systems, 410A- or ability to obtain (Preferred) Additional Benefits: *Birthday Paid Day Off *Paid Volunteer Time Off *13 Paid Holidays *Generous Paid Time Off *Performance Bonuses *Additional Bonus and Performance Incentives Work Schedule: 9AM - 6PM, Monday - Friday, with weekends possible if needed to meet business needs.
