Job description Building Engineer/Plumber needed **Join Our Team at The Valley’s Premier Residential Community! ** Plumber/Building Maintenance Engineer. Full-time. $20.00 to $24.00 /hour base pay plus significant profit-sharing program, payable monthly. Need experienced, skilled plumber to join our maintenance team. Candidates must have minimum 4+ years’ plumbing experience and must be able to work independently. Drain clearing experience required. High Rise experience helpful but not mandatory. Will be required to manage daily service calls, perform maintenance of general equipment, and perform other tasks as directed by Chief Engineer and Engineer Manager. Do not respond unless you can work as a plumber independently. Trade school in electrical, refrigeration or HVAC a plus. Good interpersonal skills, ability to communicate well in both oral and written reports. Must be proficient in basic computer application software such as MS Office and Outlook. Must have strong work ethic. Must pass background check. Must have a valid driver’s license. Position Summary: As Engineer you will manage daily service calls, perform maintenance of general equipment, and communicate with the Chief Engineer. Role requires immediate response to emergency situations (fire, evacuation, equipment failure, water leaks, etc.) and resident concerns. Primary Responsibilities: · Respond to resident service requests. · Coordinate maintenance efforts with outside contractors and technicians · Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits. · Conduct daily reviews of lighting, ceiling tiles, housekeeping and building storage/mechanical areas and operating equipment. Identify deficiencies and implement corrective action, as necessary. · Assist with obtaining proposals for outside contract work. · Maintain a clean and safe workplace. · Maintain and repair plumbing fixtures. This includes replacing of faucets, toilets, toilet flappers, fill valves and other plumbing tasks as the property requires. · Run cables to clear drains in private units and common areas. · Troubleshoot and perform repairs to or replace electrical devices and equipment. · Perform professional repairs to drywall and plaster, specifically after water leaks. Sand and paint to match surrounding area. · Maintain building files and records relevant to building operations and residents. · Perform all additional duties as directed by Chief Engineer and Engineer Manager. · Maintain and clean all pool, spa and wading pool equipment and chemical levels daily to stay in compliance with County Health Dept. requirements. · Maintain organized and secure workshop and storage areas. · Maintain supply of small tools. · Maintain and change bulbs as needed in all interior building lighting systems. · Maintain all painted surfaces and woodwork to original condition. · Assist Chief Engineer in monitoring energy usage and costs, and in implementing cost saving measures where possible. · Carry out preventive maintenance program. · Participate in ongoing training for maintenance personnel. · As required, interact with outside contractors that are performing maintenance and repair services for the property. · Be available for on call response to emergency situations pertaining to the physical plant, i.e. System failure, water leaks, etc. · Complete periodic refurbishing and refinishing of normal wear and tear to the facilities and equipment, i.e., Painting, staining, plaster, and wallboard. · As required, remove trash, sweep, and organize the mechanical and electrical rooms. PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to talk, hear, and move about freely in a multi-floor building. The employee is frequently required to visually observe the condition of her/his surroundings, stand without sitting down for prolonged periods of time, and endure extended workdays including weekends and holidays. Employee is required to bend, stoop, kneel, or lift objects weighing 50 pounds or less. It is inevitable that other duties will arise from time to time.
