Property Management Company seeks a full-time, live-in, on-site Superintendent for medium sized residential building. Applicant must have a minimum 5 years of experience and possess strong organizational, administrative, communication skills, as well as hands-on knowledge and understanding of all building systems including plumbing, heating, and electrical systems. A successful candidate will be responsible for reviewing and streamlining current systems in place, creating and maintaining an inventory supply system. Responsibilities will also include overseeing the completion of work tickets, as well as being aware of outside contractor work. Property inspections of the physical condition of the property are required, as well as coordinating move-out/move-in inspections and overseeing the restoration of vacant apartments. Salary & Incentives: Position is $15.00/hourly and an paid apartment on-site. Principal Responsibilities 1. Submit to General Manager/Maintenance Department the requisitions for all materials, supplies and equipment needed to operate to entire department 2. Maintain a by apartment history of work performed in that particular apartment is kept 3. Coordinate the orderly completion of tenant service requests. 4. Post and/or distributes general notices (e.g., temporary interruption of services such as not hot water, elevator outages, gas shutdown, etc.) 5. Monitor emergency situations 6. Maintain building cleaning schedule 7. Coordinate inspection of move-ins, and move-outs and vacant units. 8. Regular inspections of the physical conditions of the properties with respect to lobbies, corridors, stairwells, roofs, basement, laundry rooms, HVAC rooms, storage and file rooms, pump rooms, outside grounds and sidewalk areas etc. 9. When necessary, recommend to the General Manager any employee for discharge who does not perform up to the required standard. 10. Set up and maintain preventive maintenance schedules to make certain that mechanical equipment (roof fans, pumps, air conditioning, etc.) is operating properly in order to avoid unnecessary costly repairs. 11. Be familiar with various contractor and/or vendor agreements, such as elevator maintenance, laundry room equipment maintenance, hot water burner maintenance, exterminating, painting, etc. Please email your resume.
